A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT. CALIFORNIA, RECOMMENDING TO
THE CITY COUNCIL APPROVAL OF A GENERAL PLAN
AMENDMENT AND PREZONING ON 83 ACRE PROPERTY IN
THE CITY'S EASTERN SPHERE OF INFLUENCE LOCATED
AT THE NORTHWEST CORNER OF DEL SAFARI DRIVE AND
FRANK SINATRA DRIVE.
CASE NO: GPA 85-6 & C/Z 86-1
WHEREAS, the Planning Commission of the City of Palm Desert, California,
did on the 2lst day of January, 1986 hold a duly noticed public hearing to
consider a general plan amendment to institute the city's general plan,
prezoning and a negative declaration of environmental impact at it pertains to
the above noted property.
WHEREAS. said application has complied with the requirements of the "City
of Palm Desert Procedure for Implementation of the California Environmental
Quality Act, Resolution No. 80-89", in that the director of community develop-
ment has determined that the project will not have an adverse impact on the
environment and a negative declaration of environmental impact has been
prepared; and
WHEREAS, at said public hearing, upon hearing and considering all
testimony and arguments, if any, of all interested persons desiring to be
heard, said planning commission did find the following facts and reasons to
exist to justify approval of this request:
General Plan Amendment:
1. The land use designations proposed in the plan will permit viable
use of the property.
2. The plan as proposed will represent a continuation of similar
development in the city and will assure the continuance of high
development standards.
3. The plan, as proposed, will not be detrimental to the health, safety
or general welfare of adjacent properties.
Change of Zone:
1. The zoning as proposed will be in conformance with the general plan
land use designation proposed by GPA 85-6.
2. The zoning as proposed would permit land uses and densities which
would be similar to those permitted in the city at this time.
3. The zoning as proposed will not be detrimental to the health, safety
or general welfare of adjacent properties.

NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Palm Desert, as follows:
1. That the above recitations are true and correct and constitute the
findings of the commission in these cases;
2. That the planning commission does hereby recommend to the city
council approval of a general plan amendment to institute the city's
general plan to the property as per attached exhibit "A".
3. That the planning commission does hereby recommend to the city
council approval of the prezoning of the property as per attached
exhibit "B".
4. That a negative declaration of environmental impact is hereby
recommended for approval.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert
Planning Commission, held on this 21st day of January, 1986, by the following
vote, to wit:
AYES: DOWNS, ERWOOD, WOOD & CRITES
NOES: NONE
ABSENT: RICHARDS
ABSTAIN: NONE
