A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, APPROVING A
HILLSIDE DEVELOPMENT PLAN IMPLEMENTING CONDITIONS
OF TT 19503 AND DA-9 FOR A 29 LOT CUSTOM HOME
SUBDIVISION LOCATED WEST OF THE PALM VALLEY
CHANNEL NORTH OF THE PALM DESERT COMMUNITY
CENTER.
CASE NO. NDP 66-1
WHEREAS, the Planning Commission of the City of Palm Desert, California,
did on the 18th day of March, 1986 hold a duly notice public hearing to
consider the request by GEORGE FOX for approval of a Hillside Development Plan
implementing conditions of TT 19503 and DA-9 for a 29 lot custom home
subdivision located west of the Palm Valley Channel, north of the Palm Desert
Community Center.
WHEREAS, said application has complied with the requirements of the "City
of Palm Desert Procedures to Implement the California Environmental Quality
Act, Resolution No. 80-89" in that the planning commission has determined that
the project has been previously assessed under TT 19503 and DA-9 for which a
negative declaration was approved.
WHEREAS, at said public hearing, upon hearing and considering all
testimony and arguments, of all interested person desiring to be heard, said
commission did find the following facts and reasons to exist.
1. The proposed plan is in substantial compliance with provisions of TT
19503 and DA-6.
2. The proposed plan is consistent with the intent, purpose and specific
provisions of Chapter 25.15 of the Zoning Ordinance and the West
Hills Specific Plan.
3. The proposed improvements will not be detrimental to surrounding
properties nor will it threaten public health, safety or general
welfare.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Palm Desert, California, as follows:
1. That the above recitations are true and correct and constitute the
findings of the commission in this case.

2. That approval of HDP 86-1 Is hereby granted for reasons subject to
the attached conditions.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert
Planning Commission, held on this 18th day of llaa di., 1986 by the following
vote, to wit:

CONDITIONS OF APPROVAL
CASE NO. HDP 86-1
Department of Community Deve 1 op event :
1. The development of the property shall conform substantially with exhibits
on file with the department of community development under HDP 86-1.
2. This approval is subject to all requirements of TT 19503 and DA-9.
3. All dead end roadways shall have turnarounds approved by the city engineer
and the Fire Marshal.
4. All construction relating to Coachella Valley Water District right-of-way
or drainage structure shall be approved by that agency.
5. A11 streets associated with this project shall be private, including the
frontage road.
