HomeMy WebLinkAboutRes No 1134PLANNING COMMISSION RESOLUTION NO. 1134 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM DESERT, CALIFORNIA, DENYING A REQUEST FOR APPROVAL OF A GENERAL PLAN AMENDMENT FROM MEDIUM DENSITY RESIDENTIAL (5-7 DU/ACRE), DATE PALM PRESERVATION TO HIGH DENSITY RESIDENTIAL (7-18 DU/ACRE), A ZONE CHANGE FROM OPEN SPACE, NATURAL FACTORS OVERLAY TO R-3 (3) (3,000 SQ. FT. LAND AREA PER DU) AND A PRECISE PLAN TO ALLOW CONSTRUCTION OF 468 TWO STORY RESIDENTIAL UNITS ON 39 ACRES LOCATED AT THE NORTHEAST CORNER OF FRED WARING DRIVE AND DEEP CANYON ROAD. CASE NO. GPA 86-1, C/Z 86-2 AND PP 86-7 WHEREAS, the Planning Commission of the City of Palm Desert, California, did on the 1st day of April, 1986 hold a duly notice public hearing to consider the request by G.K. RANNEY AND PALM DESERT GARDENS for the above mentioned project. WHEREAS, at said public hearing, upon hearing and considering all testimony and arguments, of all interested person desiring to be heard, said commission did find the following facts and reasons to exist to justify their decision. 1. The proposed project site does not meet the intent of the location of high density residential land use designation from the city's adopted general plan. 2. The proposed project is not compatible with adjacent single story, medium density residential projects in the area. 3. There is not a present need for additionally planned or zoned land for high density residential in the city at this time. NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, California, as follows: 1. That the above recitations are true and correct and constitute the findings of the commission in this case. 2. That is hereby does deny the above described project based on the previous listed findings. 1 PLANNING COMMISSION RESOLUTION N0. 1134 PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert _ri Planning Commission, held on this 1st day of April, 1986 by the following vote to wit: AYES: DOWNS, ERWOOD, RICHARDS, WOOD & CRITES NOES: NONE ABSENT: NONE ABSTAIN: NONE ATTEST: k/ RAMON A.
