PRECISE PLAN OF DESIGN AND NEGATIVE DECLARATION
OF ENVIRONMENTAL IMPACT TO ALLOW COWJRUCT1ON OF

D1RECILY SOUTH OF DE ANZA WAY.

WHEREAS, the Planning Commission Of the City of P:31-11 Desert, California,
did on the 19th day of May, 198/, hold a duly noticed public hearing to
consider the request of CHAZAN CONsTPUCTION for approval of a negative
declaration and precise plan of design to allow the above mentioned project:
and
WHEREAS, said appiication has complied with tne requirements of the "(..ity
of Palm Desert Procedure for implementation of the California Environmental
Quality Act , Resolution No. 80-89," in tnat the director of community
development has determined that the project will not have an adverse impact -,r1
the environment and a negative declaration of environmental impact has been
prepared; and
WHEREAS, at said public hearing, upon hearing and considerino a
testimony and arguments, if any, of ail interested persons desiring to be
heard, said planning commission did find the following facts and reim7.ons to
exist to justify granting approval of said precise plan:
1. The design of the precise plan will not substantially depreciate
property values in the vicinity.

CONDITIONS OF APPROVAL

Department of Community Development:

by ordinance and the director of public works, shall be installed i„

4. Complete improvement plans and specifications shall he submitted, as
required by ordinance, to the director of public works for checking and
appruv•31 before construction of any improvements is commenced. The
engineer shall •_,ubmit "as -built" plans prior to the acceptance of the
improvements by the city.
5. Ali private driveways and parking lots shall be inspected by the
engineering department and a standard inspection fee sh•a l I be paid prior
to grading permit issuance.

Landscaping maintenance on San Jacinto Avenue, De Anza Way ana Portola
Avenue shall be provided by the property owner.
1. Existing utilities on the subject site and along Portola Avenue shall be
undergrounded per each respective utility district's recommendation. if
determined to be unfeasible applicant shall agree to participate in any
suture utility undergrounding district.
Complete grading plans and specifications shall be submitted, as required
by ordinance, to the director of pubic works for checking and approval
prior to issuance of any permits.
9. Dedication to 44 feet of right-of-way on Portola Avenue shall be done
prior to issuance of any permits and approval of plans.
