A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, APPROVING A
HILLSIDE DEVELOPMENT PLAN ALLOWING CONSTRUCTION
OF A SINGLE FAMILY DWELLING ON 3 +/- ACRES
WITHIN THE HILLSIDE PLANNED RESIDENTIAL ZONE.
CASE NO. HOP 87-1
WHEREAS, the Planning Commission of the City of Palm Desert, California,
did on the 2nd day of June, 1987 hold a duly notice public hearing to consider
the request by BILL AND DOROTHY OLINGER for approval of a hillside development
plan to allow construction of a single family home on 3 +/- acres within the
Hillside Planned Residential zone generally located west of the Palm Valley
Storm Channel, more particularly described as APN 628-130-021; and
WHEREAS, said application

1. The proposal is consistent with the adopted Palm Desert General Plan
and West Hills Specific Plan.
2. Proposal complies with the intent and specific requirements of the
Hillside Planned Residential District.
3. The proposal not be detrimental to the public health, safety, or
general welfare, or be materially injurious to properties for
improvements in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Desert, California, as follows:
1. That the above recitations are true and correct and constitute the
findings of the commission in this case.
2. That the planning commission does hereby approve Hillside Development
Plan No. 87-1, subject to those conditions attached hereto.

PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert
Planning Commission, held on this 2nd day of June, 1987 by the following
vote, to wit:

CONDITIONS OF APPROVAL
CASE NO. HOP 87-1
Department of Common i ty Oeve 1 opment:
1. The development of the property described herein shall conform to approved
exhibits on file in the Department of Environmental Services and shall be
subject to the restrictions and limitations set forth herein which are in
addition to all the requirements, limitaions and restrictions of all
municipal ordinances and state and federal statutes now in force, or
which hereafter may be in force.
2. Applicant shall receive approval from the Riverside County Health
Department for an on -site septic disposal system prior to issuance of
building permits.
3. That all disturbed slope areas shall be renaturallzed to blend in with
the surrounding undisturbed slopes.
Department of Public Morksw:
The following should be considered conditions of approval:
1. The signalization fund fee. as required by City ordinance, shall be paid
prior to grading permit issuance.
2. Complete grading plans and specifications shall be submitted, as required
by ordinance, to the Director of Public Works for checking and approval
prior to issuance of any permits.
Fire Department:
1. That the applicant comply with the requirements of the Fire Marshal as
determined during Building Department plan check.
Planning Commission:
1. Applicant shall execute an agreement, to the city attorney's satisfaction
to hold harmless the city of Palm Desert from future claims resulting
from the adequacy of access to the site and maintenance of said access.
2. Applicant shall agree to join any future assessment district which may
be formed.
