TO PR-3.5, S.P. TO ALLOW A RESIDENTIAL CONDOMINIUM PROJECT AT THE NORTHEAST CORNER OF COOK STREET AND COUNTRY CLUB DRIVE. WHEAEA6, the Planning Commission of the City of Palm Desert, California. did on the 15th day of September, 1987, hold a duly noticed pub\io hearing, which was continued from July 21, August 18, and September i. 1987, to consider the request of TEMPLE DEVELOPMENT COMPANY For a change of zone from PR-3, S.P. to PA-3.5, S.P. for 404 acres of )and located at the northeast corner of Cook Street and Country Club Drive, more particularly described as: APN's 619-880-001, 002, 004, 005^ 007, 008, O\i, 014 WHEREAS, said application has complied with the requirements of the "City of Palm Desert Procedure for Implementation of the Caiifornia Environmental Quality Act, Resolution No, 80-89," in that the director of community deve\opment has determined that the project has been previously assessed in connection with Case Noe, DP 09-79 and TT 15000 and no further documentation is deemed necessary by the director: and WHEREAS, at said pub\ir hearing, upon hearing and considering al testimony and arguments, if any, of all interested persons des iririg to be heard, said planning commission did find the following facts and reasons as justified in the staff report for PP 87-26 and C/Z 87-7 dated July 21, 1987 on file in the department of community development, to exist to approve the change of zone: 1. The land use resulting from the change of zone would be compatible with adjacent land uses' 2. The doneity resulting from the change of zone would be compatible with densities permitted in the adjacent areas. 3. The proposed change of zone would be compatible with the adopted Palm Desert General Plan, NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, as follows: |. That the above recitations are true and correct and constitute the findings of the commission in this case; 2, That the planning commission does hereby recommend to the city council approval of a change of zone from PA-3 S.P. to PR-9,5 S.P. per attached Exhibit "A," PLANNING COMMISSION RESOLUTION NO. 1253 PASSED, APPROVED and ADOPTED at o regular meeting of the Palm Desert Planning Commission, held on this 15th day of September, 1987, by the following vote, to wit: AYES: DOWNS, LADLOW, R\CHARDS, WH[TL0CK, AND ERW00D NOES: NONE ABSENT: NONE ABSTAIN: NONE ATTE RAMON A.
