HomeMy WebLinkAboutRes No 1427PLANN:I G CCNNIISSICN RESOLUTION ND. 1427 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM DESERT, CALIFORNIA, APPROVING A TENTATIVE PARCEL MAP TO FACILITATE FINANCING OF A CHILD CARE/OFFICE COMPLEX ON 3.9 ACRES AT THE NORTHEAST CORNER OF COUNTRY CLUB DRIVE AND PORTOLA AVENUE. CASE NO. PM 25799 WHEREAS, the Planning Commission of the City of Palm Desert, California, did on the 6th day of March, 1990, hold a duly noticed public hearing to consider the request of ENTRE NOUS for approval of a two lot parcel map to facilitate financing associated with a child care/professional office complex on 3.9 acres at the northeast corner of Country Club Drive and Portola Avenue; and WHEREAS, at said public hearing, upon hearing and considering all testimony and arguments, if any, of all interested persons desiring to be heard, said planning caimission did find the following facts and reasons to exist to justify approval of the parcel map: 1. The parcel map complies with requirements of Precise Plan 89-1 and Conditional Use Permit 89-13. 2. The parcel map is consistent with provisions of the City of Palm Desert Subdivision Ordinance, General Plan and State Subdivision Map Act. NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, California, as follows: 1. That the above recitations are true and correct and constitute the findings of the commission in this case. 2. That it does hereby approve the above described Tentative Parcel Map No. 25799, subject to the attached conditions. PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert Planning Commission, held on this 6th day of March, 1990, by the following vote, to wit: AYES: DOWNS, ERWOOD, JONATHAN, RIC ARDS, AND WHITLOCK NOES: NONE ABSENT: NONE ABSTAIN: NONE 5, A CAROL WHITLOCK, Chairperson A'rrEST : RAMON A. Prior to recordation, final map shall include mutual access and parking easements between each parcel. 2. Interior site improvements including parking lot, landscaping and perimeter walls adjacent to phase 1 (child care center) as shown on Exhibit A on file in the Department of Carmunity Development, shall be ccmpleted as part of phase 1 construction. Department of Public Works: 1. All applicable provisions, conditions and requirements of Precise Plan 89- 01 and Conditional Use Permit 89-13 shall be considered as conditions of approval for this map. 2. Applicant shall offer dedication on the parcel map all rights -of -way and easements required under the above referenced project numbers. 3. Construction of off -site improvements associated with this map shall be in accordance with the requirements of Precise Plan 89-01 and Conditional Use Permit 89-13. Complete Portola Avenue improvements shall be installed with the initial phase of development (Parcel 1). Construction of the Country Club Drive improvements shall be initiated in conjunction with the second phase (Parcel 2) development and improvements shall be completed within 24 months of the issuance of permits.
