HomeMy WebLinkAboutRes No 1462PLAMI1C C M IISSICN RFSQLTI ICN NJ. 1462 A RESOLUTION OF THE PLANNING CMISSION OF THE CITY OF PALM DESERT, CALIFORNIA, SETTING FORTH ITS FINDINGS AND APPROVING A TENTATIVE PARCEL MAP SUBDIVIDING INTO THREE (3) LOTS FOR OFFICE DEVELOPMENT ON NINE ACRES AT THE NORTHEAST CORNER OF COOK STREET AND HOVLEY LANE. CASE NO. PM 26245 WHEREAS, the Planning Commission of the City of Palm Desert, California, did on the 7th day of August, 1990, hold a duly noticed public hearing to consider the request of TRIAD PACIFIC DEVELOPMENT CORP., for the above noted parcel map on property more particularly described as: APN 632-030-025 WHEREAS, said application has complied with the requirements of the "City of Palm Desert Procedure for Implementation of the California EYxvircrrental Quality Act, Resolution No. 80-89," in that the director of community development has determined that the project has been previously assessed; and WHEREAS, at said public hearing, upon hearing and considering all testimony and arguments, if any, of all interested persons desiring to be heard, said planning camiissicn did find the following facts and reasons to exist to justify recaiinending approval of the parcel map: 1. That the proposed map is consistent with applicable general and specific plans. 2. That the design or improvement of the proposed subdivision is consistent with applicable general and specific plans. 3. That the site is physically suitable for the type of development. 4. That the site is physically suitable for the proposed density of development. 5. That the design of the subdivision or the proposed improvements are not likely to cause substantial environmental damage or substantially and avoidably injure fish or wildlife or their habitat. 6. That the design of the subdivision or the type of improvements is not likely to cause serious public health problems. 7. That the design of the subdivision or the type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision. 8. That the size of the lots created is sufficient so as to not negatively impact any future passive or natural heating or cooling opportunities. PLANCOMMISSION RESOLUTION NO. 1462 NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, California, as follows: woo 1. That the above recitations are true and correct and constitute the findings of the commission in this case. 2. That it does hereby approve the above described Tentative Parcel Map No. 26245, subject to fulfillment of the attached conditions. PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert Planning Commission, held on this 7th day of August, 1990, by the following vote, to wit: AYES: DOWNS, ERWOOD, JONATHAN, RICHARDS, AND WHITLOCK NOES: NONE ABSENT: NONE ABSTAIN: NONE ATTEST: RN JN A. All applicable conditions set forth under approval of Precise Plan 87-20 shall apply to this map. 2. Parcels 1 and 2 shall have one combined street access/curb cut on Cook Street. Parcels 2 and 3 shall have one combined street access/curb cut on Hovley Lane. Department of Public Works: 1. All applicable provisions, conditions and requirements contained within City Council Resolution No. 88-28 (Precise Plan 87-20) shall be applicable to this map. 2. Access from Cook Street shall be provided as a common driveway along the property line between parcels 1 and 2 and access from Hovley Lane shall be provided as a common driveway along the north/south property line between parcels 2 and 3.
