HomeMy WebLinkAboutRes No 1496PLANNING COMMISSION RESOLUTION NO. 1496 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM DESERT, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT TO ALLOW AN ASSOCIATED GOLF CLUB MANAGEMENT OFFICE USE IN A SINGLE FAMILY RESIDENTIAL UNIT ADJACENT TO THE SHADOW MOUNTAIN GOLF CLUB LOCATED AT 73-720 IRONWOOD. CASE NO. CUP 91-1 WHEREAS, the Planning Commission of the City of Palm Desert, California, did on the 5th day of March, 1991, hold a duly noticed public hearing to consider the request of SHADOW MOUNTAIN GOLF CLUB for approval of a conditional use permit to allow an associated golf club management office use in a single family residential unit adjacent to the Shadow Mountain Golf Club located at 73-720 Ironwood, also described as: A.P.N. 627-335-010 WHEREAS, said application has complied with the requirements of the "City of Palm Desert Procedure for Implementation of the California Environmental Quality Act, Resolution No. 80-89," in that the director of community development has determined that the project is a Class 3 categorical exemption for purposes of CEQA; and WHEREAS, at said public hearing, upon hearing and considering all gm. testimony and arguments, if any, of all interested persons desiring to be heard, said planning commission did find the following facts and reasons to exist to justify the granting of said conditional use permit: 1. The proposed office use is incidental to the primary golf course use and complies with the intent and purpose of the conditional use section of the R-3 zone. 2. The intensity of the proposed use will not be detrimental to the residential character of adjacent properties nor will it be injurious to the public health, safety or general welfare. NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, California, as follows: 1. That the above recitations are true and correct and constitute the findings of the commission in this case. 2. That approval of Conditional Use Permit 91-1 is hereby granted for reasons subject to the attached conditions. JIAZ, 'W/tm ary CAROL WHITLOCK, Chairperson 2 s PLANNING COMMISSION RESOLUTION NO. 1496 CONDITIONS OF APPROVAL CASE NO. CUP 91-1 Niue Department of Community Development: 1. The office use shall be limited to activities directly associated with the operation of the Shadow Mountain Golf Club. 2. Number of employees using the building on a daily basis shall be limited to a maximum of three. 3. Board of directors meeting shall be permitted once per month between 8:00 a.m. and 5:00 p.m. 4. If the applicant wishes to increase the level of activity beyond the parameters specified in conditions 2 and 3, then a plan must be submitted and approved by the director of community development/planning to incorporate the subject building within the golf club property by relocating the perimeter wall and entrance gate and create the necessary parking spaces per ordinance standards.
