PLANNING COMMISSION RESOLUTION NO. 1726 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM DESERT, CALIFORNIA, RECOMMENDING TO THE CITY COUNCIL APPROVAL OF A REQUEST FOR A CHANGE OF ZONE FROM R-3 (RESIDENTIAL MULTI -FAMILY) TO C-1 (GENERAL COMMERCIAL) FOR PROPERTY LOCATED AT THE NORTHEAST CORNER OF LARREA AND SAN LUIS REY. CASE NO. C/Z 96-1 WHEREAS, the Planning Commission of the City of Palm Desert, California, did on the 5th day of March, 1996, hold a duly noticed public hearing to consider the request of MICHAEL FEDDERLY for a change of zone from R-3 (residential multi -family) to C-1 (general commercial) for property located at the northeast corner of San Luis Rey and Larrea, 73-768 Larrea Street, more particularly described as: APN 627-271-006 WHEREAS, said application has complied with the requirements of the "City of Palm Desert Procedure for Implementation of the California Environmental Quality Act, Resolution No. 95-105," in that the Director of Community Development has determined that the project is a Class 3 categorical exemption for the purposes of CEQA and no further documentation is necessary; and WHEREAS, at said public hearing, upon hearing and considering all testimony and arguments, if any, of all interested persons desiring to be heard, said planning commission did find the following facts to justify their actions, as described below: 1. The proposed change of zone to general commercial (C-1) is consistent with the approved general plan for the property in question (core area commercial). NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, as follows: 1. That the above recitations are true and correct and constitute the findings of the commission in this case. 2. That the Planning Commission does hereby recommend approval to the city council of Change of Zone 96-1, Exhibit "A" attached hereto, provided that the ordinance does not receive second reading until and unless parking consistent with the municipal code requirements is provided on -site.
