Consideration of a Tentative Tract for a single-story, 217-unit
condominium development on approximately 62 acres of land located
southerly of ar�d westerly of Irontree (private street) Drive and
being a portion of the Ironwood Country Club in the PR-7 Zone District.
Staff Recommendation: �eny without prejudice by Planning Commission

Action: ppprove with revised conditions by Planning Commission Resolu-
tion No. 265, motion by Snyder, seconded by Kryder. Motion
carried unanimously. 3-0.
B. Continued Case No. CZ 07-77, GEORGE GRAZIADIO, APPLICANT
Consideration of a change of zone from PR-3 (Planned Residential -
Maximum of 3 dwelling units to the gross acre) Zone District to R-1
10,000 (Single-family Residential - 10,000 square foot of lot minimum)
on approximately 5.2 acres located northerly of and adjacent to Haystack
Road and Portola Avenue.
Staff Recommendation: Deny the request by Planning Commission Resolu-
tion No. 266 .
Action: Motion by Kryder, seconded by Snyder, to appr�.ve Planning
Commission Resolution No. 266. Motion carried 3-0.
C. Continued Case No. TT 10428, GEORGE GRAZIADIO, APPLICANT
Consideration of a Tentative Tract for a 20-lot subdivision on approxi-
mately 5.2 acres of land located northerly of and adjacent to Haystack
Road, approximately 600 feet westerly of the intersection of Haystack
Road and Por�ola Avenue - PR-3 Zone District.
Staff Recommendation: Deny the request by Planning Commission Resolu-
tion No. 267
Action: Motion by Snyder, seconded by Kryder, to approve Planning
Commission Resolution No. 267. Motion carried 3-0.

Consideration of a request for a conditional use permit to operate a
700 square foot restaurant in the Plaza Taxco II commercial complex.
Staff Recommendation: Approve the request by Planning Commission
Resolution Nom 268 , subject to attached con-
ditions.
Action: Motion by Snyder, seconded by Kryder, to approve Planning
Commission Resolution No. 268. Mo�tion carried 3-0.
E. Case No. CUP 10-77, PORTOLA GOLF RANCHOS, LTD. , APPLICANT
Request for approval of a Revised Development Plan for �the project
formerly known as the Sun King Mobile Home Park to develop the final
phase of the project consisting of 201 mo6ile home lots and a nine
hole golf course on 63 acres of land in the R-M (Residential - Mobile
Home Subdivision) .
Staff Recommendation: Approve the request by Planning Commission
Resolution No. 269, subject to attached con-
ditions.
Action: Motion by Kryder, seconded by Snyder, to approve Planning
Commission Resolution No. 269. Motion carried 3-0.
F. Case No. CUP 11-77, ROGER AND BARBARA FULLER, APPLICANT
Request for a conditional use permit to construct and operate a 48 space
parking lot in the R-3(4) Zoning District to be located on Tumbleweed Lane,
between Ocotillo Drive and Sage Lane.
Staff Recommendation: Approve the request by Planning Commission
Resolution No. 270, subject to attached con-
ditions.
Action: Motion by Snyder, seconded by Kryder to approve Planning
Commission Resolution No. 270. Motion carried 3-0.
G. Case No. DP 09-77, CHARLES D. ROOT, APPLICANT
Request for approval of a Development Plan to construct 9 condominium
units on a 1 .53 acre parcel on the west side of Verba Santa Drive and
south of Pitahaya.
Staff Recommendation: Approve the request by Planning Commission
Resolution No. 271, subject to attached con-
ditions.
Action: Motion by Snyder, seconded by Kryder to approve Planning
Commission Resolution No. 271 . Motion carried 3-0.
H. Case No. DP 10-77, C. G. DUNHAM, APPLICANT
Request for approval of an amendment of the original Development P]an
for the Sandroc project (County CU #1472) to revise the site plan and
building design for the final phase of the project. Said amendment would
reduce the number of dwelling units from the approved 40 units to 20 units
to be relocated on approximately 2.48 acres northerly of and adjacent to
Shadow Mountain Drive between Tumbleweed Lane and Lupine Lane.
Staff Recommendation: Approve the request by Planning Commission
Resolution No. 272 , subject to attached conditions.
Action: Motion by Snyder, seconded by Kryder to approve Planning
Commission Resolution No. 272. Motion carried 3-0.

ning Commission Resolution No. �.
Action: Mo�ion by Kryder, seconded by Snyder to approve Planning
Commission Resolution No. 273. Motion carried 3-0.
