VI . PUBLIC HEARINGS
A. CASE N0. Tf 10900, ALFRED COOK, APPLICANT
Consideration of a Tentative Tract for a 10-lot subdivision on approxi-
mately 3 acres of land located at the northeast corner of Catalina Way
and San Pasqual Avenue in the R-1 10,000 zone.
Staff Recommendation : By Planning Commission Resolution No. 277, forward
a recommendation of approval to the City Council
subject to compliance to conditions.
Action: Planning Commission Resolution No. 277 approved unanimously
(5-0) .
B. CASE N0. CUP 13-77, SILVER SPUR MOQILE MANOR, APPLICANT
Request for approval of a Conditonal Use Permit to construct and operate
a 17-lot mobilehome addition and a recreation and laundry facility as
another phase of the Silver Spur Mobile Manor.
Staff Recommendation: Approve the request by Planning Commission Re-
solution No. 278, subject to compliance with
conditions.
Action: planning Commission Resolution No. 278 was approved with the
revision of Condition No. 16, motion carried (4-1 ) AYES: Kelly,
Kryder, Snyder, Berkey; NOES: Reading.

C. CASE N0. CZ 06-77, C. G. DUNHAM, APPLICANT
Request for approval of a Change of Zone from PR-6 to 1 .5 acres of
C-1 , S.P. and 4.5 acres of R-3(4) on a 6-acre parcel located south
of E1 Paseo, north of Shadow Mountain Drive, east of Lupine Lane and
west of Sun Lodge Lane.
Staff Recommendation: By Planning Commission Resolution No. �,
recommend to the City Council approval of the
Change of Zone request.
Action: planning Commission Resolution No. 279 approved (4-1 )
AYES: Kelly, Kryder, Snyder, Berkey; NOES: Reading.

A. Consideration of a Resolution recommending to the City Council the
establishment of a 4 month building moratorium for certain areas within
the COD area.
Staff Recommendation: Adopt Planning Commission Resolution No. ,
recommending to the City Council the establishment
of the moratorium pursuant to State Government
Code 65-858.
Action: The Commission forwarded the item to the City Council by
Plinute Motion noting the Commissions concerns. Carriea
unanimously (5-0) .
B. County Referral TT 10305, LEIJIS HOMES, �PPLICANT.
Request for a 130-1ot single family subdivision at the northeast corner
of Cook Street and 44th Avenue.
Staff Recommendation: Direct Staff to forward Planning Commission com-
ments to Riverside County Planning Department.
Action: The Commission directed Staff to forward its comments with
emphasis on the storm drain issue, to the Riverside County
Planning Department, noting its approval . Carried unanimously (5-0) .
C. County Referral Tentative Parcel �1ap No. 10526 - Amended No. 1 , BOB
GURLEY, APPLICANT.
Request for a tentative parcel map to divide an existing five acre parcel
into two parcels one of 3-acres and one of 2-acres located on the north side
of Jaquar Road in the Cahuilla Hills.
Staff Recommendation: Direct Staff to forward Planning Commission com-
ments to the Riverside County Planning Department.
Action: The Commission directed Staff to forward its comments to the
Riverside County Planning Department noting its approval .
Carried unanimously (5-0) .
D. County Referral CZ 2251-E, FRED MOTTLE, APPLICANT.
Request for a change of zone from R-1 to R-T 8,700 for a 156-acre parcel
located at the southeast corner of Country Club Drive and �Jashington Street.
Staff Recommendation: Direct Staff to forward Planning Commission com-
ments to Riverside County Planning Department.
Action: Comments forwarded to Riverside Countv Planninn nPnartmont

IX. DESIGN REVIEW BOARD ITEMS
A. Consideration of an appeal of the ellantions of Approval for Case No.
303SF, Dr. Santiago Fernandez, App
Staff Recommendation: Deny the appeal by Planning Commission Resolution
No. 280, upholding the findings of the Design Re-
view Board.
Action: Planning Commission Resolution No. 280 was approved with the
deletion of Conditions No. 8 and No. 10 and recommended denial
of the appeal of Case No. 303SF. Carried unanimously (5-0) .
B. Review of Case No. 81MF, Eagle Development, Applicant, referred to the
Planning Commission by the Design Review Board.
Staff Recommendation: edeptingatolassumemauthoritySover1theNsubject
case and reject for cause.
Action: The case was forwarded to the City Council by minute motion,
noting a recommendation of denial . Carried unanimously (5-0) .
