A. Minutes of regular meeting of March 15, 1978.
Action: On a motion by Commissioner Snyder, seconded by Commissioner
Kelly, the minutes of the March 15, 1978 meeting were approved
as amended; carried unanimously (5-0) .

VI. PUBLIC HEARINGS
A. Case No. TT 5553 - SILVER SPUR ASSOCIATES, Applicant
Consideration of a request for approval of a Tentative Tract Map
to create 71 single-family residential lots ranging in size from
approximately 10,000 sq. ft. to 30,000 sq. ft. from a parcel ap-
proximately 27.5 acres in size located within the PR-7 (Planned
Residential , maximum 7 du/acre) zone at Ironwood Country Club.
Staff Recommendation: Recommend approval to the City Council of
the Tentative Tract Map subject to the con-
ditions of approval by Planning Commission
Resolution No. 344.
Action: On a motion by Commissioner Kelly, seconded by Commissioner
aeading, the case was approved with the corrections as
noted by Planning Commission Resolution No. 344; carried
unanimously (5-0) .
6. Case No. TT 5564 - SILVER SPUR ASSOCIATES, Applicant
Consideration of a request for approval of a Tentative Tract Map to
create 19 single-family residential lots on approximately 16.1 acres
within the PR-7 (Planned Residential , maximum 7 du/acre) zone at
Ironwood Country Club.
Staff Recommendation: Recommend to the City Council approval of the
Tentative Tract Map subject to the conditions
of approval by Planning Commission Resolution
No. 345 .
Action: On a motion by Commissioner Kelly, seconded by Commissioner
Kryder, the case was approved with the corrections as
noted by Planning Commission Resolution No. 345; carried
unanimously (5-0) .

C. Case Nos. CUP 02-78 and 112MF, CATHOLIC BISHOP OF SAN DIEGO, Applicant
Consideration of a request for approval of a Conditional Use Permit
and Preliminary Design Review to construct and operate a 40 unit,
church-related retirement center and related recreation structure
on approximately 7.96 acres within the R-1 9,000 (Single-family
residential , minimum 9,000 sq. ft. site area) zone located on the
west side of Deep Canyon, north of 44th Avenue.
Staff Recommendation: Approve the request by Planning Commission
Resolution No. 346.
Action: On a moti.on by Commissioner Kryder, seconded by Commissioner
Kelly the case was approved with the noted correct�ons by
Planning Commission Resolution No. 346; carried unanimously (5-0) .
D. Case No. VAR 03-78, DAVID FULLER, Applicant
Request for approval of a Variance from the requirements of Sec.
25.68.190 and Sec. 25.68.230 of the Palm Desert Municipal Code
regarding the size and height of signs in residential zones other
than single-family, pursuant to the procedures established for
the granting of exceptions in Sec. 25.68.730 of the Municipal
Code, regarding a sign at the Seibu Apartments.
Staff Recommendation: Deny the request by Planning Commission
Resolution No. 347.
Action: On a motion by Commissioner Kryder, seconded by Commissioner
Kelly the variance was denied by Planning Commission Resolution
No. 347; carried (3-2) AYES: Kelly, Kryder, Berkey; NOES:
Snyder; and ABSTAIN: Reading.
E. Case Nos DP 04-78 and 114MF, SUNRISE COMPANY, Applicant
Consideration of a request for approval of a Development Plan to
provide for approximately 460 condominium units, a nine hole golf
course, twelve swimming pools and accompanying therapy pools on
approximately 155 acres within the PR-4, S.P. and PR-6, S.P. zones
as an extension of the previously approved 780 units, 18-hole golf
and tennis club development known as Desert Squire Country Club.
Staff Recommendation: Approve the Development Plan and Preliminary
Design Review by Planning Commission Resolution
No. �g.
Action: On a motion by Commissioner Snyder, seconded by Commissioner
Kryder, the case was approved with the corrections as noted
by Planning Commission Resolution No. 348; carried unanimously
(5-0).
F. Case No. TT 12202, SUNRISE COMPANY, Applicant
Consideration of a request for approval of a Tentative Tract Map
to divide approximately 155 acres within the PR-4, S.P. and PR-6,
S.P. zones into 33 lots to provide for approximately 460 condominium
units, common recreation areas, water well sites and buffer areas
on property generally located east of Monterey Avenue and contiguous
to the south border of the proposed Desert Squire Country Club.
Staff Recommendation: Recommend to the City Counci7 approval of
the Tentative Tract subject to the conditions
of approval by Planning Commission Resolution
No.
Action: On a motion by Commissioner Snyder, seconded by Commissioner
Kelly the case was continued to April l�,th for further study
and review; carried unanimouslv (5-0) .

A. Review of Cases acted on by the Design Review Board at their meeting
of March 21 , 1978.
Staff Recommendation: Approve the Design Review Board actions by
Planning Commission Resolution No. 349.
Action: On a motion by Commissioner Kelly, seconded by Commissioner
Snyder, the actions of the Design Review Board were approved
by Planning Commission Resolution No. 349; carried unanimously
(5-0).

Any person wishing to discuss any item not on the Agenda may address the
Planning Commission at this point by stepping to the podium and giving
