WRITTEN COMMUNICATIONS - None VI. PUBLIC HEARINGS A. Continued Case No. DP 20-78 - ALLARCO DEVELOPMENT, LTD. , Applicant Request for approval of a Development Plan for an 800 unit Country Club project on approximately 405 gross acres at the northeast corner of Cook Street and Country Club Drive. PR - 3 (U.A.) Proposed Zoning Staff Recommendation: Recommend approval of a Development Plan to the City Cnuncil by Planning Commission Resolution No. 441 , subject to conditions. Action: On a motion by Comnissioner Kryder, seconded by Comnissioner Berkey, the Conmission, by Planning Comnission R,esolution No. 441, did recerrmend to the City Council approval of the DP with additions to the Conditions of Approval; carried (4-0-1) AYES: Berkey, Kelly, Kryder, Snyder; ABSTAIN: FlesYman B. Case Nos. C/Z 17-78, DP 21-78, and 158MF - Roman Catholic Bishop of San Bernardino, Applicant Request for a Change of Zone from R-1-9000 to PR-4, a preliminary Development Plan for 40 dwelling units and related preliminary Design on approximately 7.965 acres located attached to and westerly of Deep Canyon Road northerly of 44th Avenue. Staff Recommendation: By Planning Commission Resolution No. 442 , recommend to the City Council approval of a Change of Zone from R-1-9000 to PR-5 and a Development Plan for 39 dwelling units and approval of preliminary Design Re�iew subject to conditions. Action: On a motion by Comnissioner Berkey, seconded by Comnissioner Kryder, the Cormlission, by Planning Comnission R.esolution No. 442, did recomnend to the City Council approval of a Change of Zone fran R-1-9,000 to PR-4 and a Developrnent Plan for 31 dwelling units with additions to the Conditions of Approval; carried (5-0). D. Ca.se No. CUP 16-18 - C.G. Dunham, Applicant Request for approval of a conditional use permit to permit a 1,440 square foot restaurant and a related variance to reduce the required pa�king from twenty - two spaces to seventeen spaces in the E1 Paseo Village located southerly of and adjacent to E1 Paseo between Sun Lodge Lane and Lupine Lane - C-1, S.P. Zone District. Staff Recommendation: Approve by Planning Commission Resolution No. 445 , subject to conditions. Actionc On a motion by Comnissioner Berkey, seconded. by Carmissioner Kryder, the Corrmission approved the Conditiona.l Use Permit by Planning Conmission Resolution No. 445; caxried unan�mously (5-0). E. Case No. CUP 17-78 and 1P City of Palm Desert, Applicant Request for a conditional use permit to allow the construction of a neighborhood fire station and related preliminary Design Review on approxiusately 1.1 acres located westerly of the westerly terminus of Silver Spur Trail northerly of Portola Avenue- Extended - PR-7 Zone District. Staff Recommendation: Approve by Planning Commission Resolution No. 446 , subject to compliance with conditions. Action: �n a motion by Comnissioner Berkey, seconded by Conmissioner Kryder, the Comnission approved the Conditional Use Permit by Planning Comnission Resolution No. 446 with the addition to the Conditions of Approval; carried unanimously (5-0). DESIGN REVIEW BOARD ITEMS - Consideration of the cases reviewed by the Design Review Bcaard at their regularly scheduled meeting of December 26, 1978. Staff Recommendation: Approve by Planning Commission Resolution No. 447 Action: pn a motion by Corrmissioner Fleshnan, seconded by Comnissioner Berkey, the Camnission approved the actions of the DRB except fox Case No. 102C which was rejected on the basis of access to Pbrtola, by Planning Cannission Resolution No. 446; carried una.ni�nously (5-0) Agenda �+�` � Pa,lm Desert Planning Co�mission • January 2, 1979 Page Three X.
