A. Case Nos. Z�A 07-81 and C/Z 04-81 - CITY OF PALM DESERT, Applicant.
Request for consideration of an amendment to the Palm Desert Zoning
Ordinance, amending Chapter 25.04 and Chapter 25.22, pertaining to
the integration of single family dwelling units and mobile homes.
Staff Recommendation: Recommend �pproval to the City Council .
Action: Recommended approval to the City Council by adoption of
Planning Commission Resolution No. 712.
B. Case No. C/Z 03-81 (U.A. ) - DAVID FREEDMAN AND COMPANY, INC. , and
BALLEW/MCFARLAND, INC. , Applicants.
A Change of Zone upon annexation from W-2-20 (Riverside County) to
PC(2)(Planned District Commercial ) zone (91 .3 acres) and PR-5 (Planned
Residential 5 d.u./ac. maximum density) zone (671 .9 acres) or other
zones as deemed appropriate, generally located south of Interstate
10, between De1 Safari Road and Portola Avenue (extended) north of
Frank Sinatra Drive.
Staff Recommendation: Recommend approval to the City Council .
Action: Recommended approval to the City Council by adoption of
Planning Commission Resolution No. 713.

Request consideration of parking regulations.
Staff Recommendation: Recommend approval to the City Council .
Action: Recommended approval to the City Council by adoption of
Planning Commission Resolution No. 714.

RON f�lA?TIiJ & ASSOCIATES, F�pplicants.
Request for approval of a Tentative Parcel P�ap, to allow the creation
of industrial lots within the S. I. S.P. (Service Industrial , Scenic
Preservation Overlay) and O.S. (Open Space) zone, located at the south-
west corner of Hovley Lane and Cook Street.
Staff Recommendation: Continue this request to the meeting of June 2,
1981 .
Action: Continued to meeting of June 2, 1981.

VIII. NEW BUSINESS
A. Initiation of preannexation zoning for remaining parcels of annexation
#13.
Staff Recommendation: Initiate Zone Changes by setting Public Hearing.
Action: By Minute Motion instructed staff to set Public Hearing for
rezoning to PR-5 or other zones as deemed appropriate.
IX. DESIGN REVIEW BOARD ITEMS
Preliminary plan approvals by the Design Review Board at their meeting of
May 12, 1981 , requiring Planning Commission confirmation.

X. DISCUSSION ITEMS
Review of channel adjacent to San Pasqual Avenue, north of 44th Avenue.
XI. ORAL COMMUiJICATIONS - NONE
Any person wishing to discuss any items not on the agenda may address the
Planning Commission by stepping to the lectern and giving their name and
address for the record. Remarks shall be limited to a maximum of five
minutes unless additional time is authorized by the Planning Commission.
XII. COMMENTS
Mr. Diaz requested that it be a Commission Policy not to grant more
than two time extensions. Commission concurred.
Discussion occurred relating to the Portola Dip.
Commissioner Kryder noted that CVAG reports were still not being sent,
and instructed staff to contact them.
