VI. PUBLIC HEARINGS
A. Continued Case No. PM 17452 - S & G ENTERPRISES, HOUSLEY ASSOCIATES, and
ARLE CORPORATION, Applicants
Request for approval of a Tentative Parcel Map to allow the
creation of industrial lots within the S. I. , S.P. (Service
Industrial , Scenic Preservation Overlay) and O.S. (Open
Space) zone, located at the southwest corner of Hovley Lane
and Cook Street.

Action: Moved by McLachlan , seconded by Richards , to adopt findings
as recommended by staff.
Moved by McLachlan , seconded by Richards , to waive further reading
and adopt Planning Commission Resolution No. 727 , a Resolution of
the Planning Commission of the City of Palm Desert setting forth its
findings and approving a Tentative Parcel Map to create 34 parcels
in the S. I. , S.P. (Service Industrial District, Scenic Preservation
Overlay) and O.S. (Open Space District) zone, located at the south-
west corner of Hovley Lane and Cook Street.
B. Continued Case Nos. DP 05-81 and TT 14080 - T & D INVESTMENTS, and
WAGNER-STANFORD CONSULTANTS, Applicants
Request for approval of a Residential Development Plan and
Tentative Tract Map to allow construction of 47 condominium
units on 10 acres in the PR-5 (Planned Residential , maximum
density 5 d.u./acre) zone, located on the north side of
Hovley Lane, 2600' east of Monterey Avenue for which a
Negative Declaration was previously certified.

Moved by Richards, seconded by McLachlan, to waive further reading
and adopt Planning Commission Resolution No. 728: a Resolution of
the Planning Commission of the City of Palm Desert approving a
Residential Development Plan and Tentative Tract Map to allow con-
struction of 47 condominium units on 10 acres located on the north
side of Hovley Lane, 2600' east of Monterey Avenue.
Moved by Richards, seconded by McLachlan, to waive further reading
and adopt Planning Commission Resolution No. 729, a Resolution of
the Planning Commission of the City of Palm Desert recommending to
the City Council approval of Tentative Tract Map 14080.
C. Continued Case No. UP 15-79 - r•1NYER GROUP, INC. , Applicant
12 month time extension for an approved residential development plan
and related design review case to allow construction of 264 condominium
units and a 9 acre public park on 39.1 acres within the PR-7, S.P.
(Planned Residential , maximum density 7 d.u./acre, Scenic Preservation
Overlay) zone, located at the northeast corner of Country Club Drive and
Monterey Avenue.

Action: Moved by Richards, seconded by McLachlan, to continue request to
the meeting of July 15, 1981 .
D. Case No. CUP 04-81 and 150C - ROMEO PULUQI and GEORGE RITTER and ASSOCIATES,
Applicants.
Conditional Use Permit to allow the addition of 832 sq.ft. of dining
area (442 square feet indoors, 390 sq.ft. outdoor patio) to an existing
restaurant on .38 acres within the C-1 , S.P. (General Commercial ,
Scenic Preservation Overlay) zone, located at 73-340 Highway 111 .

Moved by Berke , seconded by McLachlan, to waive further reading
and adopt Planning Commission Resolution No.730 , a Resolution of
the Planning Commission of the City of Palm Desert approving a
Conditional Use Permit and Design Review case to allow an addition
to an existing restaurant in the C-1 , S.P. Zone located at
73-340 Highway 111 .

and adopt Planning Commission Resolution No. 731, a Resolution of
the Planning Commission of the City of Palm Desert approving Case
No. 149 C.
