DESIGN REVIEW BOARD ITEMS Preliminary plan approvals by the Design Review Board at its meeting of March 9, 1982, requiring Planning Commission confirmation. Case No. 164 C - ROY CARVER - Preliminary approval for a commercial shopping center located at the southeast corner of Monterey and Country Club Drive. Action: Continued to the meeting of April 6th. HILLSIDE OVERLAY Ad Hoc Committee consisting of two members of Council and Commission is to meet on this matter and make a recommendation. II. MINIMUM DWELLING UNIT SIZES a) Studio apartments are to be allowed with minimum size of 450 sq.ft. b) Mix of units will not be regulated by City. c) RE zone minimum size to be changed to 1000 sq.ft. III. COMMERCIAL HEIGHT LIMITS In the PC-2, PC-3, PC-4 - no story limitation, only height limitation; staff will undertake amendment to permit 3 story buildings within 30 ft. IV. HOTEL DENSITY Staff will prepare revisions of code deleting the density limitations for hotels in commercial zones. V. NONCONFORMING USES Staff will prepare code revisions to terminate nonconforming uses in the R-1 zones, and allow nonconforming uses to terminate by attrition in commercial zones with aesthetic approval. VI. ZONING CLARIFICATIONS 1. R-3 Hotels - Auxiliary commercial uses not allowed. 2. R-1 Lot size vs. zoning designation - development requirements to be controlled by zoning designation. 3. R-2 - to remain as it is. 4. Residential Heights - retain with one story height limit to be within 18 feet in R-2 zone. 5. Basements and height limits - Basements are not to be defined as a story. -2-
