3 . No approval is given by this plot plan for "Sign AN free ptanding
advertizing sign adjacent to Avenue 42.
4. In the event the business conducted, service available or rendered, or
the goods produced, sold, or available for sale, lawfully upon the
premises where the permitted advertizing structure(s) or sign(s) are
located, ceases operation for a period of one (1) year or more, this
plot plan approval shall become null and void.
5. The permittee shall defend, indemnify, and hold harmless the County of
Riverside, its agents, officers, and employees from any claim, action,
or proceeding against the County of Riverside or its agents, officers,
or employees to attack, set aside, void, or annul, an approval of the
County of Riverside, its advisory agencies, appeal boards, or
legislative body concerning Plot Plan No. 13619. The County of
Riverside will promptly notify the permittee of any such claim, action
or proceeding. If the County fails to promptly notify the permittee of
any such claim, action or proceeding or fails to cooperate fully in the
defense, the permittee shall not, thereafter, be responsible to defend,
indemnify, or hold harmless the County of Riverside.

6. Prior to the installation and operation of the on-site advertising
structure(s) and sign(s) , the appropriate permit shall be obtained from
the Department of Building and Safety in order to comply with the
- requirements of Ordinance Nos. 348 and 457 and the conditions of this
approval.
7. Advertising as approved shall conform with the provisions of Section
19.4, Riverside County Ordinance No. 348.
8. Signs approved by this plot plan shall not have moving or flashing
lights.
9. No sign shall be affixed on or over the roof of any building and no sign
shall be affixed to the wall of the building so that it projects above
the parapet of the building.
10. Any outside lighting shall be hooded and directed so as not to shine
directly upon adjoining property or public rights-of-way.
11. Only the on-site advertising sign previously listed in Condition No. 2
shall be permitted under this plot plan. Any additional new signs or
structural modifications to approved and existing signs shall be
submitted for review and approval of the Planning Department pursuant to
the requirements of Section 18. 30 of Ordinance No. 348 prior to
installation or structural modification.
12. This permit shall be used within two (2) years after the effective date
of the issuance of the permit; otherwise, it shall become null and void
and of no effect whatsoever. By "use" is meant beginning substantial
construction of the facilities as approved by this permit which
thereafter are pursued diligently to completion or the actual occupancy
of existing buildings or land under the terms of this permit. Prior to
the expiration of the two (2) year period, the permittee may request a
one year extension of time in which to use this permit, and, thereafter,
prior to the expiration of any granted extension, a second and third
request for an annual extension of time may be requested. Should all
the available extension of time requests be granted and should no
substantial construction or use of this permit be initiated within five
(5) years of the effective date of the issuance of this permit, this
permit shall become null and void and of no effect whatsoever.
13. No sign are approved by this plot plan or any previous plot plan in the
following locations: The entire west elevation of the shopping center,
the west, south and east elevation of Building A, the south elevation of
Building B and on the tower structure located in front of Building D.
Any sign proposed for these locations shall be subject to a separate
plot plan prior to installation of any such signs.

14 . All affixed signs shall be substantially two (2) feet in width as
measured from top to bottom.
15. The development of this plot plan shall conform to all applicable
provisions and conditions of approval of Plot Plan Nos. 10897, 13541 and
13620. Unless specificly stated herein, the conditions of approval of
the above referenced cases shall remain in effect and binding.
