SIGN CRITERIA
42-150 Cook Street
The purpose of this sign criteria is to establish the sign standards necessary to ensure coordinated
exposure for all tenants within the Cook Street Marketplace. Conformance shall be strictly
enforced and any tenants that have received notification that their installed signage is non-
conforming; said signage shall be removed by the tenants or their sign contractor at the tenants'
expense.
The Developer is to administer and interpret the criteria and will retain full rights of approval of
any sign used in the Center.
A. GENERAL REQUIREMENTS
1. Each tenant shall submit to Landlord for approval prior to fabrication, four(4) copies of
the detailed shop drawing indicating location, size, layout design and color of the
proposed sign, including all lettering and/or graphics. If the Tenant space is located on an
end cap position, it may have one (1) additional sign on the additional elevation facing
the parking area if permitted by the City. Such drawings shall also be inclusive of the
tenant building elevation and the proposed sign
2. Upon written approval by the Landlord, the tenant or their representative shall submit the
approved drawings to the City of Palm Desert Planning Division for approval and then
the City of Palm Desert Building Division and apply and obtain the appropriate city sign
permit prior to the start of sign construction.
3. The tenant shall pay for all signs, their installation, maintenance, and removal if the
tenant shall not renew their lease with Landlord. If signage should be removed, the
tenant will remove or repair all evidence of old signage (ie., patching of holes, painting,
etc.).
4. Tenants shall be responsible for fulfillment of all requirements of these criteria.
5. Tenant will be permitted to place a main sign at the entrance to its premises equaling not
more than one (1) square foot per lineal foot of store frontage. The "copy" letter style,
color and logo design shall conform to guidelines set forth by the City of Palm Desert
Sign Code Ordinance.
6. Except as provided herein, no advertising placards, banners, pennants, names, insignia,
trademarks or other descriptive material shall be fixed or maintained upon any automated
machine, glass panes of the building, land area, streets or parking areas.
7. The following signs are expressly prohibited: Rotating, Moving, Flashing, Reflective,
Prismatic or Blinking Signs. Signs, which rotate, move, flash, reflect, blink or appear to
do any of the foregoing, shall be prohibited. This includes, but is not limited to flags,
banners, pennants, inflatable objects and balloons.
8. Exposed tubing or lamps will not be permitted.
9. All signs and their installation must comply with all local building and electrical codes.

10. No exposed raceways, conduits, conductors, transformers, etc. shall be permitted.
11. All reverse channel letters will be constructed of either sheet metal or aluminum
12. All transformers are to be placed behind the wall in a raceway or contained within the
individual illuminated letters.
13. Signage will be centered both horizontally and vertically within the building fascia area
above the tenant space, or minor adjustments to screen/cover existing electrical junction
box.
B: MAIN ID CENTER SIGN
1. The monument sign located at he front of the Center along Cook Street, as shown on
the site plan, shall be reserved for the Shopping Center identification, in which case only
the name "Cook Sreeet Marketplace" will be on such sign. Sign shall be a single face
Cocoflat stone sign. Not to exceed 25 square feet.
2. Center name shall be sandblasted in flagstone, and painted forest green.
C. TENANT MAIN SIGN: REVERSE CHANNEL LETTERS
1. Signs shall be permitted in the proposed sign areas of the building exterior walls. The
"copy" letter style, color and logo design shall conform to guidelines set forth by City of
Palm Desert.
2. Tenants will be allowed one square foot of sign area to one lineal foot of leased tenant
space frontage, And sign length not to exceed 80%of the leased tenant space frontage,
whichever is less. Signs are to be centered above the tenant's space.
3. Letters: The letters shall be individual, reverse channel letters,opaque colored faces, halo
lite, maximum light intensity shall be 3,500 white neon.
4. Color of letters to be White, Dark Forest Green, Maroon. Colors shall be in semi-gloss
finish, interior of Reverse Channel letters to be painted white, and the letter faces and
returns shall be the same color and material.
5. No signs of any sort shall be permitted on canopy roofs, building roofs and awnings, or
project above the parapet or top of wall upon which it is mounted.
D. PEDESTRIAN ALLOWED SIGNS
1. Signs on Glazing shall be permitted on one floor of tenant space.
2. Color: white.
3. Letters to be a maximum of height of ten(10) inches.
4. The total area of the sign shall be no greater than six (6) square feet.
5. Tenant may install on the glass of their storefront, if required by the U.S.Post Office, the
numbers only for the street address in exact location stipulated by the Project Architect.

E. Rear Door Tenant ID Sign
1. Each Tenant who has a non-customer door for receiving merchandise will have uniformly
applied the Tenant's name and address on a plaque. The size, lettering, color, and location
to be determined by Developer color of letters will be as selected by the Developer per the
colors approved by the City of Palm Desert.
F. CONSTRUCTION REQUIREMENTS
Reverse channels to be self-contained. Single power source is available for illumination. All
transformers, ballasts, electrical wires, connectors and methods of illumination(i.e. neon,
fluorescent bulbs, LED, etc.) shall be contained in sign cabinet(s). Sign cabinets shall be of
all aluminum construction, rectangular reviewed and will be approved on an individual basis.
1. Painted lettering will not be permitted, except as specified above.
2. Concealment of Mechanical Equipment: Raceways, cross-overs, conductors,transformers
and other equipment shall be concealed.
3. Repair of Damage: Tenant shall cause tenant's sign contractor to repair(in good and
workmanlike manner) any damage caused by such contractor's work within two (2) days
after such damage occurs.
G. INSTALLATION
1. Tenant's sign company shall completely install and connect (including all wiring) any
sign display of tenant at the approved location, after acquiring proper city permits.
2. Tenant shall provide the wiring connection from the Tenant's sign to Tenant's electrical
Panel, and Landlord to provide conduit and junction box. This electrical service shall not
be a part of common area expense.
3. All exterior letters or signs exposed to the weather shall be mounted on 1 t/4" space
brackets painted to match the building. All signs will have exposed raceway behind
The parapet wall or storefront canopy.
4. All penetrations of the building structure required for sign installation shall be neatly
Sealed in a watertight condition and patched to match adjacent finish
5. Upon removal of any sign, Tenant shall patch, texture, seal and paint in order to match
Adjacent finish of the building or wall surfaces.
H. NO ASSURANCE
1. Tenant acknowledges that Landlord gives no assurances that a sign approved by the
Landlord, which is in accordance with these cnteria, will be acceptable to the applicable
governmental entity charged with the authority of approval of signage. Tenant shall be

solely responsible for bringing tenant's sign into compliance with all local rules and
ordinances.
