General Requirements: Signs shall be placed only in the locations described herein (refer to individual building Sign Elevation drawings). The type of sign, color, materials, and maximum size are described in the Detail Requirements section of this document. Note: Owners/tenants having Federally Registered Trademarks may use such layouts and colors in their signage. Prior to sign fabrication or installation, owners/tenants shall submit two (2) copies (one in full color) of the proposed sign for the Association's approval. Drawings must include sign location, size, layout, design and color(s), including all lettering and/or graphics. Upon Association's approval, owner/tenant shall obtain all applicable permits from the City of Palm Desert Planning Department prior to sign installation. All costs for signs, installation and permits shall be at the sole expense of the owner/tenant and the owner/tenant is responsible for fulfillment of all requirements of this Sign Program. Upon removal of any sign, the building or wall surface shall be patched, textured, sealed and painted to match its original condition, at owner's/tenant's sole expense. Secondary Business identification: For purposes of secondary business identification, owner/tenant will be permitted to place upon the glass door at each entrance to its premises White colored vinyl lettering not to exceed two (2) square feet in area. Letters shall not exceed three (3) inches in height and copy may indicate business name, hours of business, emergency telephone, etc. The number and letter type shall be Helvetica, Helvetica Italic or Optima. Supplemental window signage of White vinyl, not to exceed six (6) square feet in area, may be placed upon a window panel adjacent to the entry door. The supplemental signage copy may indicate business name and logo and services provided, maximum letter height four (4) inches. Additionally, a 5 inch tall White vinyl unit number shall be placed on the entry door panel 2 inches below upper door frame, Helvetica font. Note: Logos may be colored, remainder to be white vinyl. Detail Requirements Front (Primary) Business Signage (wall mounted): All primary (exterior wall mounted) owner/tenant business signs shall be non -illuminated dimensional letters constructed of two (2) inch thick, 2 lb. density, expanded polystyrene, closed cell foam. Paint colors of letters are optional upon Association's approval. Letters shall be attached to building using clear silicone adhesive. Signs shall be fabricated and installed in accordance with City of Palm Desert Building Codes. Rear Business Sign (Convenience): Non -illuminated 18"x 48" x 1 /2" MDO wall sign centered between rear man door and roll -up door at a height of 54" from bottom of sign to ground. See Detail Drawing Page 8. Rear Main Tenant Business Sign (wall mounted): Rear main wall signs shall be reverse (halo -lit) or non -illuminated individual letters with letter height not exceed 16 inches, max overall height of 24"for two lines of text. The font type must be Bernhard Gothic Medium, except for federal trademark signs. The color must be Black. Signs may not be illuminated after 11:00 PM. No logos, slogans or phone numbers may be a part of the sign. Signage for a single tenant building shall be limited to 50% of the total sign area allowed on the front of the building. Overall length of sign to be at the discretion of the Palm Desert Planning Department. Temporary Signage: Promotional or special event banners shall be permitted to the extent they comply with the City of Palm Desert Sign Ordinance. ATemporary Sign Permit must be obtained from the City of Palm Desert Planning Department prior to installation of any temporary sign. A -frame signs, temporary free standing signs or signs placed on parked vehicles for the purpose of bypassing sign ordinance restrictions shall not be permitted. Business Center Identification: Upon the face of the archway facade over the main driveway entrance to the Center, 12" tall cast satin aluminum letters may be installed in a configuration following the archway. This signage shall be non -illuminated. Tenant Directory: A non -illuminated freestanding directory indicating the tenants in Building A and Building B may be located in the planter area of the intersecting sidewalk of Buildings A and B.
