Design Guidelines
Project Overview:
Desert Gateway is a t70 acre planned power center, located at the Southeast quadrant of Dinah Shore
Drive and !Monterey Avenue in the City of Palm Desert, California. The project consists of approximately
±688,000 square feet of commercial space, which is sub-divided into Five districts: Regional Market Place,
F'reeway Oriented Service, Specialty Restaurants and Shops,13outiques, and the Lifestyle Village.

■ Purpose
The intent of the Design Criteria is to provide the guidelines necessary to achieve a Visually coordinated,
balanced and appealing retail environment for Desert Gateway. Performance of the Design Criteria shall
be rigorously enforced. The Owner/Developer shall review any deviation from these criteria for approval.
Owner/Developer will retain full rights of approval for any design used in this center. "these criteria shall
govern the design and construction of the project, as well as related site work. Criteria apply to all
buildings at Desert Gateway, whether designed and/or built by Tenant or Owner/Developer.
The Design Criteria described in this section have been determined as to enhance the Desert Gateway
development as a community retail environment. The Criteria have been carefully considered in relation
to site and landscaping.
The retail center developer, herein referred to as Riley/Carver, LLC, Will continually review the design
program and construction for Desert Gateway buildings and site. As design and construction of the
project progress, Developer may issue revised design criteria and exhibits as these design programs
evolve.
Objectives
■
The objectives of these Design Criteria are:
• To generate creative and tasteful environment that enhances the retail shopping experience, as
well as to further define the image of the shopping center and the City of Patin Desert.
• To provide retail environment that is functional and that effectively serves the needs of
the Community, the center's "tenants and the Owner.
• To facilitate the review and approval process for building design by providing guidelines and
criteria that constitutes standards of acceptability for buildings at the center.
The Design Criteria described in this manual establishes requirements for the design of all buildings at
Desert Gateway, including Landscaping and other public areas.
Unique and high quality architecture is an integral part to the success of any shopping center. The intent
of this Design Criteria manual is to insure that the architecture of the shopping center is designed and
executed in a manner that will achieve these objectives while providing superior service to the COmmU-
❑ity, "tenants, and Owner.
All Tenant building design shall be subject to Owner/Developer's written approval as provided an this
Design Criteria manual.

General Owner/Tenant Requirements
Preliminary and Final Design submittals must be in compliance with Covenants, Conditions and
Restrictions (CC&R's) for the property as well as the development standards and zoning ordinances
for the City of palm Desert.
Riley/Carver, LLC, will review all 'tenant drawings and specifications for the conformance with these
criteria. Lach phase of drawings and specifications (Schematic Design, Design Development and Con-
struction Documents) must be approved by Riley/Carver, LLC prior to proceeding to the next submittal
phase and beginning any construction or fabrication,
One (1) set of vellum and six(6) sets of prints and specifications shall he submitted to Riley/Carver, LLC
retail center coordinators for review and approval for each phase as follows:
• Design Phase I: Schematic Design Drawings
Schematic Design and Design Development drawings must include elevations and sections of exterior,
interior, storefront and entrances as well as all plans, elevations and sections needed to demonstrate all
site design elements (loading dock, sidewalk, landscaping, lighting, transformers and egress)
Schematic Design and Design Development drawings must address all design standards set forth in these
criteria.
Complete color boards and material samples shall be submitted with either the Schematic Design or
Design Development drawings
Construction documents must be reviewed and approved by Riley/Carver, Lf,C prior to issuance for

Riley/Carver, LLC shall respond to each submittal within ten (10) business days of receipt. Each submit-
tal shall be either approved,approved as noted or rejected and returned to Riley/Carver for revision.
Riley/Carver, LLC shall be responsible for ensuring that each of its submittals is made in an acceptable
and timely manner, so as to comply with any schedule for construction.
Approved exterior conceptual drawings may not be revised without the review and written approval
of Riley/Carver, LLC. Revisions to approved exterior conceptual drawings need not be submitted
so long as the revisions do not alter to any extent the approved design of:
• Any signage
• The building exterior
• Tenants entry area
• Utility locations or routing.

Architecture
Concept
The architectural concept and character of Desert Gateway is based upon the Santa Barbara k- ission Style
of architecture.
The center is bounded by a series of big box users, small majors, pads, shops and restaurants that have
been integrated into a distinct yet unified shopping center.
Texture, scale, architectural style, materials, and landscaping work together and create a sense of place.
The use of arcades, awnings, trellises and trussed roof conditions make a respectful gesture to the climate
as well as create an environment appropriate for the human scale. At the same time paving patterns,
landscape, covered walkways, trellises, materials and details create a palette of architectural elements,
which enable each building to have a unique identity, while creating a cohesive composition for the entire
development.
Note: All Elevations in these Design Guidelines are illustrative in nature and are intended to show the
intent and direction for the ,,\rchitcculre at Desert Gateway. Final elevations to be approved by the City
of Patin Desert.

Architecture
Requirements
r-- The local climate provides a comfortable environment for much of the year. "Therefore, it is expected that
exterior spaces will be integrated into the design of each building within the center.
Pedestrian walkways should be of a material and pattern that will enhance the building.
Covered areas should be provided as sun shading and wind shielding for both people and structures.
They may be extension of buildings, free standing elements or landscape features.

Materials
Overview:
■
A variety of materials and colors are being used to promote visual diversity. A range of muted earth
■ tones coordinated throughout the entire project are proposed with accents of contrasting colors to
emphasize architectural detailing at building entries. This provides an opportunity for individual
tenant identity while maintaining an overall complementary design vocabulary.
Material selection has taken into account both finishing and maintenance in Palm Desert.
Prefinished or low maintenance materials such as integrally colored concrete, architectural concrete
block, stucco, stone veneer, and Ado(juim Stone meet these criteria.

Lighting
General Notes:
Lighting Fixtures shall be of appropriate scale, style and character to the general style of the
architecture, and shall enhance the dominant architectural features which organize the building
facade. Lighting shall be appropriate to the status of the building within the context of the
project. Lighting from within loggia, recessed entries, covered walkways and shopfronts is
encouraged. Security and flood lighting placed mounted more than half the height of any
building facade is undesirable and not permiued.
All lighting must comply with all local building and electrical codes and be UL, listed. ;AII lighting
Shall be subject to City (see code section ?4.161Mt).
Lighting systems shall be maintained and kept in working order at all times.
Under no circumstances Neill lighting be permitted wlticlt utilizes an form of Flashin r,y pulsing, or
otherwise animated light,
hull-cutoff fixtures shall be constructed so that all of the light rays emitted are projected below a
horizontal plane passing through the lowest point on the Fixturc from which light is emitted.
Drop or sag lens fixtures are not permitted. Add-on shields shall not be allowed for compliance
���ith full-cutoff requirements.
Semi-cutoff fixtures shall be constructed so that ninety-Five percent (95%) of the light rays
emitted by the tixuire are projected below the horizontal plane passing though the photometric
center of'the fixture from vwhich the light is emitted.

Lighting
Classes:
Class [ Lighting—accurate color rendition required. — For all
outdoor displays and signage (where allowed by the signage portion of these criteria), lighting
shall be high color rendering(CRI greater than or equal to 90, or 80 if compact fluorescent).
Integral signage lighting is excluded from this class and is covered in the signage portion of these
criteria. All Class I lighting will be mounted with the source no higher than 15'-0" above finished
grade
All fixtures with total lamp lumens of 4050 or less may be non-cutoff with any light source,
subject to the lamping guidlines below. A maximum of 12,200 total lamp lumens shall be allowed
per acre.
Class 11 Lighting— For all lighting to illuminate walkways, equipment yards, and outdoor
security, fixtures shall be full cutoff and shall be shielded to minimize discomfort glare to patrons
and adjacent vehicular and pedestrian traffic. Full cutoff fixtures shall be constructed so that all
of the light rays emitted are projected below a horizontal plane passing through the lowest point
on the fixture from which light is emitted. Drop or sag lens fixtures are not permitted if full
cutoff is required.
All fixtures .with total lamp lumens of 6500 or greater shall be full-cutoff and High Pressure
Sodium,subject to the lamping guidelines outlined below. All fixtures with total lamp lumens of
6500 or less shall be semi-cutoff, or shall use glare control optics such as refractors or louvers to
redirect the light downward to meet the semi-cutoff requirements.
All pole-mounted fixtures used primarily for walkway lighting shall be mounted no higher than
15'-0". All %wall-mounted fixtures used primarily for walkway lighting shall be mounted no higher
than 12'-0".
Class HI Lighting— Lighting for decorative effect includes but is not limited to lighting for and
Ili trees, fiOuntains, statues, and building facades. Sources are generally to be concealed from
public view, subject to the source specific guidelines in tllese criteria.
All fixQll'CS with total lamp lumens above 4050 shall not be allowed except for luminous cube
lighting such as neon, cold cathode and fiber optic cable.
All fixtures with total lamp lumens of 4050 or less may be non-cutoff with any light source,
subject to the lamping guidelines outlined below. ;A maximum of 16,200 total lamp lumens shall
be allowed per acre.

Lighting
Lamping:
Low Pressure Sodium Tamping shall be allowed only for accent illumination, and shall be
shielded from view. General illumination for walkways,outdoor security, equipment yards, etc_
shall not utilize low pressure sodium lamping.
High Pressure Sodium limped fixtures are to be shielded to prevent discomfort glare. lamps
wall mounted Fixtures are to be coated, unless light from clear Tamp casts an intentional and
designed pattern of light rays on the building's surface which is integrated with the architectural
design of the building.
Metal Halide lamped Fixtures are for building illumination, but are acceptable for
illumination of landscaping.
[Mercury Vapor lamps are not permitted, except for illumination of landscaping.
Incandescent lamps are preferably to be dimmed, and shall be shielded and /or dimmed to
prevent discomfort glare.
Fluorescent lamped Fixtures shall utilize high color rendering lamps (CRI greater than or equal to
90,or 80 if compact Fluorescent).
L.F.D. lighting for Underwater, step,and accent uses should be inventive, exciting, and in
character \vIth the architecture of the building.
All Neon,cold cathode, side-illuminated Fiber optic cable, and strip L.E.U. lighting sources
(including those with covers and translucent shields) shall be fully concealed and not visible to
the public. End illuminated Fiber optic cable shall be lensed and shielded from public view.

In-ground lighting shall be properly directed and shielded from causing glare to pedestrian and
auto traffic, and shall not be installed so as to present a trip, burn or ocher hazard.
Floodlighting shall only be ground mounted,and shall be directed coward the building which is is
intended to illuminate. It shall be focused, aimed and shielded to prevent discomfort glare to
patrons, pedestrians, auto traffic and neighboring properties.
Lighting for cowers and ocher architecturally prominent features shall be mounted to the tower or
architectural element, where possible. Linear sources are encouraged for these application.
No exposed raceway, crossovers, conduits, conductors, transformers, cubing, etc. shall be permit-
ted, with the exception of conduit where required for tree-mounted lighting.
Finishes:
Verdegris, dark bronze, can, and metallic shades thereof are preferred. Black, white, silver, gold,
brass, and other specular finishes are not encouraged. Decorative Fixtures are nor co be "painted
out" the same color as the wall.

Site
Mechanical, Electrical Equipment, and Service Area Screening:
The retail center shall employ parapet walls,screen walls, landscaping or other building elements co
screen such objects from public view. Screen walls shall relate to the retail center building's style of
architecture and be landscaped appropriately. Owner may, at its discretion, require tenants to provide
sight line studies to verify need for screening.
Downspouts, roof leaders, ventilation grills and similar elements shall not be permitted on the retail
centers building fa4ade.

Loading areas shall be screened from public view and streets
Trash enclosures, refuse storage and disposal areas shall be provided and shall be screened form public
view by a solid wall not less than six(6) feet in height and designed co blend in with the building architec-
ture.

Building Districts
Individual buildings shall be grouped into five distinct districts.
District L Regional Marketplace: Located along the east property line, this zone contains the
primary retail components for this center. The architecture of buildings within this zone
must accommodate a hierarchy of retailers to reflect the promotional value of these
tenants. Primary Major Tenants (in excess of 100,000 SF), provide the largest consumer
base for center and shall command the largest presence in terms of wall height,sign
height, letter height, aggregate sign area, and size of entry statement. However, an
Architectural consistency shall be maintained within this district. This consitency shall
be derived by incorporating into building elevations the materials and design elements
associated with this projects "Santa Barbara Mission" design vocabulary set forth in this
Design Guidelines manual.
District [I: Freeway Oriented Service: Located along Monterey Avenue south of District III, this
zone contains all of the fast food retailers, service stations and parks. Architectural
consistency shall be maintained for all buildings within this district. This consistency
shall be derived from the forms and materials associated with this projects "Santa Barbara
Mission" design vocabulary set forth in this Design Guidelines Manual.
District [It: Specialty Restaurant and Retail: Located on the northwest corner of the property , this
zone contains Desert Gateway's primary entry statement, which and will be used as the
center's signature piece as well as establish a gateway for the City of Palm Desert. The
Architecture associated with this district will enhance the mood-oriented atmosphere of
its primary components: pedestrian oriented upscale restaurants and retail. Architectural
consistency shall be maintained for all buildings within this district. This consistency
shall be derived from the forms and materials associated with this projects "Santa Barbara
Mission" design vocabulary set forth in this Design Guidelines Manual.
District [V: Boutique: Located on the southwest side of the property, this zone contains the primary
entrance to the development and will have a major impact on the public image for the
project. The architecture of the buildings associated with this district will enhance the
more festive characteristics of its primary components: pedestrian oriented specialty
retail environment. The anticipated multi-tenant-building cluster will result in unique
opportunities for varied massing and tenant identity, while relating to the consumer at a
pedestrian scale. Architectural consistency shall be maintained for all buildings within
this district. This consistency shall be derived from the forms and materials associated
%vith this projects "Santa Barbara Mission" design vocabulary set forth in this Design
Guidelines Manual.
District V: Lifestyle Village: Located on the south side of the property, this district will be the
second phase of development for Desert Gateway. The architecture of buildings within
this zone must accommodate a hierarchy of retailers to reflect the promotional value of
these tenants as well as enhance characteristics of its primary components: pedestrian
oriented specialty retail environment anchored by major retailers with a regional draw.
The anticipated multi-tenant building cluster will result in unique opportunities for
varied massing and tenant identity, while relating to the consumer at a pedestrian
scale. Architectural consistency shall be maintained for all buildings within this district.
This consistency shall be derived from the forms and materials associated with this
projects "Santa Barbara Mission" design vocabulary set forth in this Design Guidelines
Manual.

■ Massing: Various massing and height guidelines are defined to accommodate and rein
force the various tenant uses in this project. As designed the building will reinforce the continu-
■ ity of the pedestrian spaces and define the hierarchy of major retailers, smaller tenants, and street
corridors.
Retail buildings break the building mass to reflect individual tenants and emphasize entry access
■ points, while maintaining a consistent setback for strong definition of street edge.
■ While massing and heights may vary to strengthen individual tenants, certain elements will
remain consistent to unify Desert Gateway. Pedestrian canopies maintain a visual datum at retail
areas while a continuous base of substantial material reinforces the ground plane.
■ Parapets: Parapet heights and cornice lines are integrally designed into building elevations and
shall be of sufficient height to screen roof-mounted equipment from adjacent roadways, Changes
■ in parapet height shall be used to enhance tenant entries, provide tenant identification, and
articulate building elements (i.e. parapets and corners).
Base: 11,111ding base height is consistent throughout the project between forty-eight(48) inches
and sixty (60) inches. Materials and colors may vary, but should be of substantial, easily main-
tained permanent materials such as: integrally colored concrete, arcliitectural concrete block,
stucco, stone veneer, and Adoquim Stone.
Walls: Wall articulation should embody design elements that reinforce the character of the
development. (Special attention has been given to the placement of pedestrian-scaled windows
® and openings, planar changes, volume changes, material changes, and the creation of shadow
with overhangs and projections). All wall surfaces visible or not to the public are to be treated
with a consistent level of detail and quality of materials. Wall finish materials may consist of
stucco with undulating surface and painted concrete block.
Entry: Retail entries feature tenant identity through parapet changes,color or material changes
rand incorporated signage.
Windows: Window openings shall be appropriately scaled throughout the project. Glazing shall
have a 70 minimum light transmissivity. Storefront reflective or dark glazing will not be permit-
ted.
Building Colors: Colors, materials and finishes shall be coordinated on all exterior elevations of
all buildings to achieve continuity of design.
Accent Colors: Accent colors shall be used to identify and differentiate each tenant's entry area.
It may be used for signage backdrops, metal wall systems, canopies, building corners and for the
articulation of the building.

The project consists of approximately t688,000 square feet of commercial space, which is sub-divided
into five districts: Regional Market Place, Freeway Oriented Service, Specialty Restaurants and Shops,
Boutiques,and the lifestyle village.
This document establishes guidelines and criteria for the design, implementation and regulation of
project and district tenant signage at Desert Gateway in Palm Desert, California.
The Owner/Developer may implement any or all of the sign these guidelines. types outlined herein in accordance with
Purpose
The signage described in these guidelines has been designed to enhance the image of Desert Gateway as
a community retail environment. The design of all signage has been carefully considered in relation to
the site architecture and landscaping, as well as to the specific context of the Palm Desert area.
On a functional level, signage is provided for the identification of the center and its anchor tenants
along
street frontages, as well as to meet the directional and identification needs of shopping center patrons

Objectives
The objectives of the signage program are:
• To generate creative and tasteful signage that enhances the center's image and that compli
ments architectural and landscape elements.
• To provide signage that is functional and that effectively serves the identification needs of the
shopping center and its tenants.
• To facilitate the review and approval process for signage by providing guidelines and criteria
that constitute standards of acceptability for signs at the center.
This Signage Guidelines Manual establishes requirements for the design of all signage at Desert Gateway,
including Project Identification Signs, Project Directional Signs and"tenant Signage.
Unique and high quality signage is an integral part of'the design, image and success ofany shopping
center. The intent of this Signage Guidelines Manual is to insure that signage in the shopp,un center is
designed and executed in a manner which will achieve these objectives while providing Ueg�c ide is

tl General Owner/Tenant Requirements
• Prior to the installation of any sign in the Shopping Center,Tenant shall submit to Landlord for its a roval
three (3) copies of a detailed shopdrawing of its proposed sign, PP

conformance with the Sign Criteria. Such shop drawings shall include the building elevation to which the
signs are attached, letter size, layout and color, including all copy and graphics. Approval of the proposed
sign shall be in accordance with the provisions of this Exhibit C.
• Tenant shall pay all costs for its signs, including installation and maintenance. Tenant or its sign contractor
Shall obtain and pay for all necessary:J rmits and approvals.
• Tenant shall be responsible for fulfilling all requirements of the Sign Criteria.
• Tenant or its sign contractor shall be responsible for and shall repair any damage to any surtace caused by its
work.
• Animated, flashing or audible signs are prohibited.
• Exposed raceway, cross-overs, conduits, neon tube conductors, transformers, etc. are prohibited.
• The center line of all signs shall be centered on the frontage of the leased
• premises. All signs in the Shopping Center shall also be centered horizontally.
• Temporary signs of any type are prohibited. Additional advertisement, i.e. flags,
• pennants, balloons, paint,cloth signs, banners,or similar devices on the building or on windows are prohib-
iced, except as otherwise approved by Landlord prior to installation. Landlord shall have the right, without
liability to Tenant, to remove signs as described in this paragraph without notice to"Tenant.

• Tenant shall be responsible for the fulfillment of all requirements and specifications, completing the instal-
lation in a workmanlike manner,clean up,patching and painting all surfaces damaged by it or its contractor(s),
employee(s)or agent(s.)
• Attachment shall be completed in accordance with building codes and customary installation practices.
• All signs shall be fabricated and installed prior to "Conant commencing business in the Premises.
• Notwithstanding anything herein to the contrary,Tenant, in addition to the above signs, shall have constructed
and installed one(1) under canopy sign which shall meet the criteria as illustrated, if at all, in this Exhibit C.

Prohibited Signage
Signs Constituting a Traffic Hazard: No persons shall install, maintain, or cause to be installed or main-
tained any sign which simulates or imitates in size,color, lettering or design any traffic sign or signal, or
any other symbols or characters in such a manner to interfere with, mislead or confuse traffic.
Immoral or Unlawful Advertising: It shall be unlawful for any person to exhibit, post, display, or cause to
be exhibited, posted or displayed upon any sign, anything of an obscene, indecent, or immoral nature or
unlawful activity.
Signs on Doors and Windows: No sign shall he installed, relocated, or maintained so as to prevent free
ingress to or egress from any door. No sign shall be placed on the exterior of the premises except as
permitted herein. No sign of any kind shall be attached to a standpipe except these signs as required by
code or ordinance.
Animated, .Audible or Moving Signs: Signs consisting of any moving, swinging, rotating, flashing,or
otherwise animated light are prohibited, as are any signs designed to emit any type of audible signal,
except where specifically permitted in these guidelines.

Vehicle Signs: Signs, parking lot fliers on or affixed to trucks, automobiles, trailers, or other vehicles which
advertise, identify, or provide direction to a use or activity not related to its lawful making of deliveries of sales or merchandise or rendering of service from such vehicles, are prohibited.
Any sign located on the roof or projecting above the roofline of a building is prohibited.
Free-standing signs except those provided in these Signage Guidelines

Paper, cardboard, or Styrofoam signs, stickers or decals hung around, on or behind storefronts are prohib-
ited.

Specifications:
Fabricated sheet aluminum or paint-loc steel letter channels, finished in acrylic automotive
enamel over primer undercoat. Exterior color is tenants option (subject to approval). Interior
shall have white reflective finish.

Signage Districts
Signage for individual buildings has been grouped into five distinct distri■ cis.
District L Regional Marketplace: Located along Elie cast property line, this zone contains the
primary retail components for this center. The signage on buildings within this zone
musE accommodate a hierarchy of retailers to reflect the promotional value of these
tenants. Primary Major Tenants (in excess of 100,000 SF), povide the largest consumer
base for the center shall command the largest presence in sign height, letter height, and
aggregate sign area. Signage approval for major tenant is concurrent with city council
appoval of the project.
District It: Freeway Oriented Service: Located along (Monterey Avenue south of District ill, this
zone contains all of the fast food retailers, service stations and parks. Signage consistency

specialty retail environment. Signage consistency shall be maintained for all buildings
Within this district. This consistency shall be derived from the criteria set forth in these

District V: Lifestyle Village: Located on the south side of the property, this district will be the
second phase of development for Desert Gateway. The signage of the buildings within
this zone must accommodate a hierarchy of retailers to reflect the promotional value Of
these tenants as well as enhance characteristics of its primary components: pedestrian
oriented specialty retail environment anchored by major retailers with a regional draw.

Signage Districts
General Specifications:
No exposed raceway, crossovers, conduits, conductors, transformer, tubing, junction boxes, etc., shall be
permitted.
All lettering shall be restricted to the "maximum sign letter copy area" and have a matte finish.
No projection above or below the "maximum sign letter copy area" will be permitted (except as otherwise
approved by the Owner/Developer in writing).
All signs and their installation must r_omply with all local building and electrical codes and bare a UL label
placed in an inconspicuous location. The "Tenant shall pay for electrical service to the sign.
Each sign shall have the name of the maker, the date of erection and the permit number. Such informa-
tion shall be clearly legible and on the lower right-hand corner of the face of the sign in a conspicuous
place. As an alternative, a decal issued by the City as part of the design approval process may be placed
on the sign at a location visible and readable from the public or private right-of-way.
Each sign, not including the logo portion of the sign,shall use the same three (3) colors as every other sign
within its respective district.
All sign lettering, not including the logo portion of the sign, shall be the same style and color. Alternative
i letter styles are permitted for state or federally registered business logos. National tenant signage and
AIM logos are also permitted upon developer review and the City of Palm Desert approval.

Signage Districts
Halo Lit Letter Sign Specifications:
Tenant signs shall be attached to the building wall or fascia in designated areas only. The individual letter
signs are to be centered on the fascia both horizontally and vertically.
The reverse channel letters shall be constructed of metal or aluminum and fastened to the wall or fascia in
an approved manner. The reverse channel letter back shall be constructed of"Acrylite" acrylic plastic(3/
16" minimum thickness)or lexan and fastened to the metal can in an approved manner. All metal shall
receive a minimum of two (2) coats of primer and one (U coat of finish. Metal sheet seam joints shall be
electric welded only.
Halo lighting shall be thirty (, ps installed and labeled in accordance with the
"National Board of hire Underwriters Specifications".
All letters shall have service access to lamps, ballasts and wiring.
All penetrations of the building structure required F-or sign installation shall be sealed in a watertight
condition and shall be patched to match adjacent Finish.
Upon removal of any sign, the building or wall surface shall be patched, textured, sealed and painted to
match its original condition.
The background surface of the sign is to be opaque and not reflect the illumination or image of the neon
lamps within the letters.
All neon tubing must be fully concealed within or behind the letter and not visible to the public.
_ PK housing shall be provided to feed the neon to each letter of the sign.
Halo type signs used in outdoor locations will have a clear lexan backing on the rear of the letters to
prevent birds nesting in the letters.

Free Standing Drive-thru Signs:
■ Reader Board signs are subject to review by the developer, however final review and approval
must be obtained from the City of Palm Desert.
Restaurant menus located at the main entry to the restaurant shall not exceed three (3)square
feet of Sign Area. Such signs shall not be self-illuminated and shall be designed for view by
pedestrians only.
No free-standing sign shall cause a visual obstruction within a driveway corner cut-off.
