Palms to Pines Central
Professional Office Complex Signage and Awning Criteria
The purpose of this sign and awning program is to ensure the design and production of quality
signage and awnings which reflects the integrity of the architecture and the intent of the Landlord
and the City of Palm Desert for this Office Park. This sign program has been developed to
communicate the particular parameters each tenant is to follow so their individual office signage will
be effective and also compliment the project as a whole. Performance will be strictly enforced and
any non-conforming signs will be removed and signage area repaired by the Landlord at the tenant's
sole expense
The program establishes minimum and maximum letter sizes, sign area allowances, and locations for
each sign type which is subject to the sole discretionary approval of the Landlord,within the context
of this sign program.
In addition to this sign program, all signs are limited to the requirements of the City of Palm Desert
sign ordinance.
Section 11
Approval Procedure
Tenant shall submit to Landlord through the tenant's sign company for approval before fabrication,
three(3)copies of detailed drawings indicating the location, size, layout,design and color of the
proposed sign,including all the lettering and/or logo and lighting(lumens,F.C.,etc.),prior to
submitting to the City of Palm Desert for review, approval and permit.
All permits for signs and their installation shall be obtained by tenant or its representative at its sole
cost. Tenant shall be responsible for submitting its sign drawing to the appropriate city agency for
approval.
A dated signature of approval by the Landlord will be placed on each sign working drawing prior to
submittal to the City of Palm Desert for a building permit.
Section III
General Sign Criteria
1. Tenant signage shall include only the business name,as registered on the lease agreement,
and established logo symbol, subject to approval by Landlord.

2. Maintenance of each sign is the responsibility of the tenant. Letter forms or letter faces
which require repair will be placed or repaired within thirty(30)days of damage or notice
from Landlord. If the signage is not rectified within the thirty day period,the Landlord may
repair the sign at the Tenant's expense.
3. Signs will be free of all labels and manufacturer's advertising with the exception of code
requirements.
4. Roof mounted signs will not be allowed.
5. Banners,pennants, or temporary signs may not be displayed on the Building or in the
parking area, and temporary signs may not be placed on the inside surface of any window or
hung closer than ten feet (10')behind the inside window without prior approval of
Landlord, and compliance with the City of Palm Desert.
6. Cooperative tenant seasonal promotions signing may be permitted only upon review and
approval of the Landlord and the City of Palm Desert.
7. As a general rule,tenant signs must be located visually centered,horizontally and vertically,
within fascia(sign band)space above their leasehold.
8. The tenant will be fully responsible for the performance of its sign contractor and will
indemnify, defend and hold harmless the Landlord and its agents from any damage or
liability resulting from its contractor's work. Tenant will also provide Landlord adequate
evidence of tenant's sign contractor insurance coverage,naming Landlord as additionally
insured.
9. Upon removal of any sign by tenant any damage to the Building fascia or sign area will be
repaired by tenant, or by the Landlord at the Tenant's expense. Repair work to be completed
within a ten (10)day period.
Section IV
Tenant Sign_Specification
1. Shop tenant signs are to be individually mounted,non-illuminated,reverse channel
illuminated or lit from an exterior source as approved by the City of Palm Desert and
Landlord. Letters to illuminate by means of a halo. Corporate logos may be illuminated
through the face if approved by Landlord and the City of Palm Desert.
2. Letter height for tenant's signs is to be a minimum of ten inches(10"), and a maximum of
twenty-four inches(24")including ascenders, descenders, swashes and flourishes.
3. Shop tenants with nationally or regionally recognized logo graphics may use their business
identity typestyle upon review and approval by the Landlord and the City of Palm Desert.
4. Tenants wishing to initiate logo graphics for their business, which are not concurrent with
the typestyles or fabrication techniques stipulated within this sign program,must submit a

professionally prepared design drawing(in scale and in color)of the proposed sign for
review by the Landlord. Upon the approval by the Landlord(in writing),the tenant must
submit the design to the City of Palm Desert for approval and permit.
5. The maximum allowable sign area is not to exceed one square foot(I sq. ft.)per linear foot
of tenant store frontage to a maximum of fifty square feet(50 sq. ft.)per elevation. The area
of the sign shall be within a single continuous perimeter of not more than eight straight lines
enclosing the extreme limits of writing, representation,emblem, or any figure of similar
character,together with any material or color forming an integral part of the display or used
to differentiate such sign from the background against which it is placed.
6. The sign layout shall be one(1)line format for storefront identification. Two line format
may be considered on a case by case basis. The sign layout shall not exceed a height which
would encroach within the area six inches(6")from the top and bottom of the fascia"sign
band"area. Sign length shall not exceed eighty percent(80%)of the width of the tenant
storefront nor of the architectural element on which the sign is mounted.
7. If a logo system is to be employed as part of the shop tenant sign,it must be confined within
an area three times(3 X)the capital letter height in width, and must not exceed 130%of the
height of the capital letter. A registered trademark/logo,without adjacent individual letters,
may be included within the calculated sign area provided the allowable sign area for the
trademark/logo letters is reduced to thirty-three(33%)of the allowable area and that the logo
may not exceed three feet(3')in any dimension. Logo sign shall also be sized to be in
proportion to the building face to which it is attached. This sign is also subject to approval
by the Landlord and the City of Palm Desert.
Section V
Tenant Sign Standards
The following standards further specify the design and production requirements for shop tenant signs.
Along with the requirements of this section, the tenant must also comply with all the requirements
outlined in Section III"General Sign Criteria".
GENERALSTANDARDS:
1. If tenant signs are illuminated they are to be connected to an assigned J-box provided by the
Landlord,which must be controlled by a dedicated time clock, and have a disconnect means
(switch)within visual proximity to the sign.
2. All signs and installations of signs must conform to the appropriate building and electrical
codes. The tenant and the sign contractor will obtain any and all permits required.
3. In no case will there be any exposed electrical raceways,conduit,transformers,junction
boxes,conductors, or crossovers. Exposed hardware will be finished in a manner consistent
with quality fabrication practices and the installation will be approved by the Landlord.

4. Reverse channel letter and logo forms,are to be fabricated from minimum 24 gauge sheet
metal or.050 aluminum formed into a pan channel configuration with a five inch(5")
return. Each letter must have a minimum of two(2) '/4"diameter seep holes for drainage of
water. The inside of the logo form is to be painted white. Internal illumination to be 30
milli-amp neon tube lighting. The letters and logos are to be pinned off the building fascia
one and a half inch (1 ''/z")with a 1/4"steel non-corrosive stud.
5. Tenant and/or tenant's sign contractor shall not, in course of sign installation or removal,
damage any of the buildings exterior or structure. Tenant will be held fully responsible for
all costs incurred to repair any damage,at the sole discretion of the owner.
6. All penetrations of the exterior fascia are to be sealed watertight,then painted to match the
existing fascia color and texture.
COLOR:
TENANTS
1. Tenants with established trademark logo graphics may utilize their custom colors upon
approval by the Landlord and the City of Palm Desert.
2. Tenants without established graphics must select from the following four(4)colors:
(i) Dark Bronze
(ii) (Exceptions to be determined based on tenant mix,Landlord, City,etc)
(iii)
(iv)
3. Use of white letters shall be considered a non-color.
4. Channel letter returns are to match the face color.
5. Additional colors for accent vinyl applications on tenant's signs will be acceptable provided
the color represents less than 25%of the total size of the sign, subject to approval by the
Landlord and the City of Palm Desert.
Section VI
STORE NUMBER
1. Landlord shall install a store number over each store front door. The numbers must be vinyl
machine-cut numbers, four inches(4")in height utilizing the project typestyle. The numbers are
to be installed,centered both vertically and horizontally within the glass panel area over the door.

WINDOW VINYL
1. Each tenant is allowed one(1)information sign at the entry to their office/store. The copy
for this sign is limited to pertinent business information such as store hours,telephone
numbers,emergency information or other business information.
2. The sign is to be vinyl machine-cut copy in the project typestyle, applied to the store window
adjacent to the storefront door.
3. The maximum area allowed for this sign is 144 square inches and maximum height A.F.F.
must not exceed four feet, six inches(4'-6")as measured from the top of the sign to the
height of the floor.
4. In addition,the windows on the parking lot side may have signage in the glass as shown in
the attached diagrams.
AWNINGS
1. All awnings are to be of a type that has no apron at the face,no side panels,and is a simple
angled plane as opposed to a curve or a more intricate design. Exceptions are permitted,but
would be reviewed on a case by case basis, and must be approved by the Landlord and the
City of Palm Desert.
2. Awning Colors will be reviewed on a case by case basis and must be approved by the
Landlord and the City of Palm Desert.
3. Signage is permitted on awnings and would undergo the same scrutiny,general sign criteria
and approval process as other building signage. Any of the awning locations indicated in the
attached diagrams would be a potential location for signage,but all awnings may not be
permitted to have signage.
4. Awning signage would be non-illuminated or illuminated from an external light source. An
awning illuminated through the face would not be permitted. An awning illuminated from
an external light source must be approved by the Landlord and the City of Palm Desert.

SIGN CRITERIA
The following 'Sign Criteria' has been established for -fie purpose of assuring a first class
Shopping Center, and for thy: mutual benefit of all oceupe.nts. Conformity with the Sign Criteria
shay be strictly enforced and any non-conforming or di,-approved signs shall be brought into
conformity at the expense dA'Tenant.
The Sign Criteria has been casigned to give each Tenant flexibility in personalizing its own store
and The following "Sign Criteria" has been established for the purpose of assuring a first class at
the same time allow maximum creativity in sign design. Landlord reserves the right to waive the
Sign Criteria for any tenant occupying at least five thousand(S,400)square feet of building area or
which is nationally recognized.
A. GENERAL CRITERIA
1. Prior to the installation of any sign in the Slopping Center, Tenant shall submit to
Landlord for its approval, three (3) copies of a detailed shop drawing of Its proposed sign,
prepared by sign contractor, indicating conformance with 1he Sign Criteria. Such shop drawings
shall include the building elevation to which the signs are attached, letter size, layout and color.
including all copy and graphH:;s. Approval of the proposed sign shall be in accordance with the
provisions of this Exhibit E.
2. Tenant shall lacy all costs for its signs, including installation and maintenance_
Tenant or its sign contractor-iball Main and pay for ail necessary peny*s and approvals.
3. Tenant shall to responsible for fulfilling all requirements of the Sign Criteria_
4. Tenant or its Mgn contractor shall be respo isible for and shall repair any damage
to any surface caused by its twork.
5. Animated,flat ping or audible signs are prohibited.
6. Exposed raceway, cross-overs, conduits, ne-on tube conductors, transformers, etc.
are prohibited.
7. The center 11no of all signs shall be centered on the frontage of the leased
premises. AN signs in the Shopping Center shall also be centered horizontally.
8. Temporary signs of any type are prohibited. Additional advertisement, i.e.flags,
pennants, balloons, paint, cloth signs, banners, or sirNlar devices on the building or on windows
are prohibited. except as otherwise approved by Landlord prior to installation. Landlord shall have
trio right, without liability to Tonant, to remove signs as devc-ribed in this paragraph without notice
to Tenant.
9- No decals shall be visible except as requl'ed by local codes and ordinances. A
U.L. label shall be affixed to rrt least one (1)sign.
10. Tenant shall have one (1) sign utilizing individual meted channel letters. not to
exceed seventy percent (7WG) of the linear front feet of leased frontage by eighteen Inches (10')
maximum height. Stores having more than one storefront elevation may have one additional sign
for any additional storefront facing a street up to a maximum of two(2)signs..
11. Any signs that(i)have not received Landlord's prior approval or(11)do not
comply with the Sign Criferia, may be removed by Landlord or its agents) at the expense of
Tenant_

B_ SIGN DESIGN
t. Signs located at the rear of any shop designating any individual shop location for
delivery and emergency purposes only shall be in conforrrx.nce with the following specifications:
(a) Size: your inches(4") high
(b) Materitrl. Black painted letters
(c) Locatic,n: On rear door
(d) Maximum number of signs: One(1)per tenant
2. Tenant shall -.>e permitted to place in the window panel on one side of each
entrance to the Premises, ncit more than one hundred forty-four (144) square inches of Roman
~stenos" lettering by Dennison (or equal) not to exceed toA3 inches (2") in height, indicating hours
of business, telephone, etc. No other window signs will be allowed at any time, without prior
approval of Landlord-
3- Metal channel letters shall be internally illuminated by 60 M.A.neon.
4. Tenant copy shall have a letter height, as prescribed by Landlord prior to
fabrication. with a limit of tv.o (2) rows of copy, not to e.cceed maximum sign area specified in
A.10 above.
S. Color must be as prescribed by landlord prior to fabrication of Tenant's sign.
6. Trim Cap must be as prescribed by Landlord prior to fabrication of Tenant's sign.
7. All exposed c=tbinet sheet metal shall be twenty-five (26) gauge, painted with one
(1) coat of lead primer and two (2) coats of enamel to batch the material color to which it is
attached.
S. The"copy"and"logo"criteria for each sign shall be as follows:
(a) Tenant shall display only its estabi.shed trade name or its basic product
name including logo, it requested, Le_, -John's Shoes", or combination thereof. No brand names
of products shall be displayed.
(b) The o,)py (letter type) and logos pr.Vosed shalt be submitted to Landlord
for specific approval. Only iapproved copy, and logos shall be included in the signs. Landlord
reserves the right, in its sole discretion, to disapprove the Dopy, including, but not limited to, non-
English language words,characters or logos, included in T.nant's sign.
C. SIGN CONSTRUCTION
1. All signs shall be individual internally illumlrutted colored metal channel letters.
2_ Except as otherwise provided herein, the ctAors of all letters and logos to be used
on any sign shall be subject to approval of Landlord.
S. Tenant shell be fully responsible for aA the actions of Tenant's sign contractor with
respect to the installation of ainy sign in the Shopping Centor.
4. All signs arid their installation shall comply with all applicable building and electrical
codas.
S. Tenant shay be responsible for the fuitillment of all requirements and
specifications, completing the installation in a workmanlike manner, Dean up, patching and
painting all surfaces damage,:1 by it or its contractor(s),emfiloyee(s) or agent(s.)
6_ Attachment shall be completed in accordance with building codes and customary
installation Practices-
D. All signs shall be fabricated and installed prior tc, Tenant commencing business in the
Premises.
