A. INTRODUCTION
The intent of this Sign Program is to provide guidelines necessary to
assure visually appealing signage and achieve a uniform appearance for
the benefit of all tenants. This Sign Program shall be strictly enforced and
any non-conforming signs shall be removed or brought into conformity by
the Tenant or its sign contractor at the Tenant's expense, upon demand
by the Landlord / Association.
B. GENERAL REQUIREMENTS
1 . Each tenant of a multi-tenant building is permitted one (1 )
permanent sign per each frontage which faces a street or common
parking area. Type of sign, color materials, maximum size and
location of tenants' sign are specified herein. (see individual sign
elevation drawing attachments)
Note: Tenants having Federally Registered Trademarks may use
such layouts and colors in their signage.
2. Prior to sign fabrication or installation, Tenant shall submit two (2)
copies (one in full color) of the proposed sign for Landlord's
approval and two (2) copies for Association approval. Drawings
must include sign location, size, layout, design and color, including
all lettering and/or graphics.

3. Upon Landlord's approval, Tenant shall obtain all applicable permits
from the City prior to sign installation.
4. All costs for signs, installation (including any necessary electrical
service connections) and permits shall be at the sole expense of the
Tenant.
5. Tenant is responsible for fulfillment of all requirements of this Sign
Program.
6. For purposes of secondary business identification, Tenant will be
permitted to place upon glass door at each entrance to its premises
Oyster colored vinyl lettering not to exceed two (2) square feet in
area. Letters shall not exceed three (3) inches in height and copy
shall indicate business name, hours of business, emergency
telephone, etc. The number and letter type shall be Helvetica,
Optima or Helvetica Italic. Additionally the unit or address number
shall be placed on the glass door at the primary entrance in 5" tall
Oyster colored vinyl, Helvetica typestyle.
7. Rear service access doors or employee entrances (as applicable)
may be marked with Oyster or Brown color vinyl (to contrast with
door) indicating unit number, tenant business name or other
directional information required. Lettering shall be Helvetica. Unit
number shall be four (4) inches tall and remaining copy shall be two
(2) inches tall. Overall area of this copy, excluding unit number shall
be 2 square feet, maximum.
8. Under no circumstances shall existing trees be moved or altered for
the purpose of installing signs on any part of this project.
9. Sign area allowances expressed in this Sign Program are stated
as maximum. Should the City Sign Ordinance requirements be
more restrictive, the City Sign Ordinance shall apply.
C. GENERAL SPECIFICATIONS
1 . No exposed raceway, crossovers, conduits, conductors,
transformers, etc. which are visible when facing building elevation
shall be permitted.
2. All electrical signs and their installation shall comply with all local Ifto
building and electrical codes.

x 3. Electrical service to all signs (as applicable) shall be connected to
Tenant's electrical service panel.
4. No animated, flashing or audible signs are permitted.
5. All illuminated Building Wall and Fascia Signs shall be internally
LED illuminated, acrylic faced, individual channel letters.
6. Upon removal of any sign, the building or wall surface shall be
patched, textured, sealed and painted to match its original condition,
at Tenant's sole expense.
D. DETAIL REQUIREMENTS, TENANT SIGNS, MULTI-
TENANT BUILDING CONFIGURATION
Buildings 34-100 and 34-130
Tenant signs may be either illuminated or non-illuminated and shall not
exceed a sign envelope of 18 inches in height x 144 inches in length.
Logos are permissible providing they do not exceed the sign envelope
height and do not comprise more than one-third (1/3) of the overall sign
area. A maximum of two (2) lines of copy is permitted for each sign.
1 . Illuminated Tenant Signs
a. Illuminated tenant signs shall be aluminum individual internally
illuminated channel letters with "day/night" acrylic faces (black during
day/white when illuminated) and returns. Illumination shall be White
LED modules. Trim and returns shall be black.
b. Channel letter depth shall be 5 inches with a standoff of 3/8 inch
from the wall of the building.
c. All signs shall be centered vertically and horizontally on the wall
panel upon which they are placed.
d. All penetrations of the building structure for sign installation shall be
sealed in a watertight condition. All bolts, fasteners and clips
exposed to the weather shall be corrosion resistant (stainless steel,
aluminum or brass) and shall be painted to match adjacent finish.

2. Non-illuminated Tenant Signs
a. Non-illuminated tenant signs shall be individual dimensional letters,
2 inches thick, 2 lb. density, expanded polystyrene, closed cell foam
with brushed satin anodized aluminum faces and aluminum color
texcoated returns.
b. All signs shall be centered vertically and horizontally on the
wall panel upon which they are placed.
c. Individual dimensional letters shall be attached to the building using
silicone adhesive.
Buildings 34-160, 34-190, 34-220, 34-250 and 34 280
Tenant signs may be illuminated or non-illuminated and shall not exceed
a sign envelope of 24 inches in height x 144 inches in length. Logos are
permissible providing they do not exceed the sign envelope height and do
not comprise more than one-third (1/3) of the overall sign area. A
maximum of two (2) lines of copy is permitted for each sign

silicone adhesive.
E. DETAIL REQUIREMENTS, TENANT SIGNS, SINGLE
TENANT BUILDING CONFIGURATION
A single tenant building is defined as a building having a single tenant
occupying the entire building. Since the sign location for single tenant
buildings is in a more prominent location on the building, no signage will
be permitted for any sub-tenant of the primary tenant.
Buildings 34-100 and 34-130
Single tenant signs may be either illuminated or non-illuminated and shall
not exceed a sign envelope of 36 inches in height x 168 inches in length.
Logos are permissible providing they do not exceed the sign envelope
height and do not comprise more than one-third (1/3) of the overall sign
area. A maximum of two (2) lines of copy is permitted for each sign.
1 . Illuminated Single Tenant Signs
a. Illuminated tenant signs shall be aluminum individual internally
illuminated channel letters with "day/night" acrylic faces (black
during day/white when illuminated) and returns. Illumination shall
be White LED modules. Trim and returns shall be black.

a. Non-illuminated tenant signs shall be individual dimensional letters,
2 inches thick, 2 lb. density, expanded polystyrene, closed cell foam
with black texcoated faces and returns.
b. All signs shall be centered vertically and horizontally on the
wall panel upon which they are placed.
c. Individual dimensional letters shall be attached to the building using
silicone adhesive.
Buildings 34-160, 34-190, 34-220, 34-250 and 34-280
Single tenant signs shall be of the same requirements as the multi-tenant
signs for these buildings and may select one (1 ) of the sign locations
specified for multi-tenant signs. However, the single tenant may not have
more than one (1) sign per a given building elevation.
F. DETAIL REQUIREMENTS, BUILDING ADDRESS SIGNS
Front Elevations -
Front elevation building address signs shall be internally illuminated
reverse (halo-lit) channel letters, 12 inches tall x 3 inches deep with dark
bronze faces and returns. Illumination shall be White LED modules.
1 . Building address signs shall be located as indicated in individual
building sign elevation attachments.
2. All building address signs shall be centered vertically and
horizontally on the wall panel upon which they are placed.
Rear Elevations -
Rear elevation building address signs shall be non-illuminated individual
cut-out acrylic numerals, 12 inches tall, 1/4 inch thick with dark bronze
painted finish.

building sign elevation attachments.

2. All building address signs shall be centered vertically and
horizontally on the wall panel upon which they are placed.
3. Individual acrylic numerals shall be attached to the building using
silicone adhesive.
G. DETAIL REQUIREMENTS, CENTER DIRECTIONAL
SIGNS
At selected locations within the Center, directional signs may be installed to
assist visitors in locating their destination.
1 . Directional signs will be monument style double-sided, internally
illuminated aluminum sign cabinets, fully texcoated with routed-out
copy and acrylic back panel. Columns will be solid shaped
polystyrene foam core with a thick polyurethane hard coat and a
100% acrylic finish. Exterior finish colors shall be selected from
those used for buildings in the complex. The copy shall consist of
building letters and/or numerals and directional arrows only, no
tenant names are permissible.
2. The overall size of the directional signs shall be 36 inches tall x 42
inches wide. The sign area shall be 32 inches tall x 30 inches wide.
H. DETAIL_REQUIREMENTS, CENTER ENTRANCE SIGNS
At each driveway entrance to the Center, "Entrance" signs may be installed
to assist visitors in finding the correct entrance to the complex.
1 . Center "Entrance" signs will be monument style double-sided,
internally illuminated aluminum sign cabinets, fully texcoated with
routed-out copy and acrylic back panel. Columns will be solid
shaped polystyrene foam core with a thick polyurethane hard coat
and a 100% acrylic finish. Exterior finish colors shall be selected
from those used for buildings in the complex. The copy shall
consist of the name of the Center and the word "ENTRANCE", no
tenant names are permissible.
2. The overall size of the directional signs shall be 36 inches tall x 42
inches wide. The sign area shall be 32 inches tall x 30 inches wide.

K. SIGN INSTALLATION
Tie tenant's sign installer will:
1 . Provide the Landlord / Association with an original certificate
of insurance naming the Landlord as an additional insured for
liability coverage in the amount of One Million Dollars
($1 ,000,000) prior to beginning sign fabrication.
2. Obtain all required sign and building/electrical permits from
the City of Palm Desert and deliver copies to the Landlord /
Association before installing the sign(s).
3. Keep a Landlord approved set of sign drawings on site when
installing the sign(s).
4. Warrant the sign against latent defects in materials and
workmanship for a minimum of one (1 ) year.
Tenants may obtain pertinent sign specifications and fulfill their leasehold
sign requirements by contacting the Authorized Sign Supplier.
