Dear Director:
The Planning Commission of the City of Palm Desert at its regular meeting
of April 18, 1978, instructed me to forward the following comments regard-
ing Case No. PM 11695 and Case No. TT 11969:
Case No. PM 11695 - No Comment
Case No. TT 11969 -
1 . The developer should provide a 44' half-width along 44th Avenue in addi-
tion to a 19' landscaped area which would include a masonry wall and
meandering sidewalk. These improvements will be constructed in a total
right-of-way of 126' .
2. The widths of the proposed lots along 44th Avenue should be increased.
3. An open space easement 15' in width should be provided between the White-
water Storm Channel and the proposed lots bordering the Channel .
4. Street 'F' should have no access onto 44th Avenue; it should have a cul-
de-sac as Streets 'C' through 'E' .
5. A 2-way stop sign should be provided at 44th Avenue and Shadow Lane extended.
6. Increase lot size to 12,000 sq. ft. to correspond with potential development
across the street.

Chairman Ber ey declared the Pubg open and asked if
the applicant wishe to speak at this Jack Conlon , epresentingSu addressed
the Commission indicating t at he is not interested
in contributing o improv ' g San Pablo or the sig-
nalization of Mon erey, ut will contribute if
the signal will be t e entrance to both his
projects on Monterey. Mr. Conlon also added that
the market is still t ong and he forsees no pro-
blem in the projec bein completed on schedule if
not before.
Chairman Berkey a ed if there wa anyone wishing to speak in
FAVOR or in OPPOSITION to the project . ing none , he declared the
Public Hearing close and asked for the pl asure of the Commission .
Chairman Ber ey asked that the Special ndition No. 1 be ti
more elaborately pelled out to include the loc tion of the signal:

No. 1 was re ised to read : Applicant shall make an 80, 000 contriz
bution for he future signalization of Monterey Avenu and the entrance
to the su division. On a motion by Commissioner Snyder seconded by
Commiss ' ner Kryder, the case was approved by Planning C mission
Resolu ion No . 351 ; carried 3-1 (AYES: Berkey , Kryder, S der ; NOES :

Request for approval of a Parcel Map in the Pinyon Crest
area.
Mr . Cipriani reviewed the case and noted that it is not clear
as to what they are doing and that staff is recommending no comment .
C. County Referral TT 11969, CLARENCE ENRIGHT, Applicant
Request for approval of a Tentative Tract to create 80
single-family residential lots within the R-1-9, 000
zone on property located north of 44th Avenue and east
of Shadow Lane extended.
Mr . Cipriani noted that this project is near Indian Wells and
he referred to the Staff Report noting the recommendations of the
Staff . The Commission asked that the following comments be added
to the staff comments : 4 . Street F should have no access onto 44th
Avenue; it should have a cul-de-sac as Streets C through E; 5 . A
2 way stop sign should be provided at 44th Avenue and Shadow Lane
extended; 6 . Increase lot size to 12, 000 sq. ft . to correspond with
potential development across the street .
On a motion by Commissioner Snyder, seconded by Commissioner
Kelly, the Commission directed the Secretary to forward the above
comments on both cases to the Riverside County Planning Department ;
carried unanimously (4-0) .
