NEW BUSINESS r Mr. Williams s a efer to discuss the following three cases at the same time due to the fact they were eferrals: A. COUNTY REFERRAL - P.M. NO. 9168 - TED & BETTY MUNDAY, APPLICANT Creation of four (4) lots located approximately 276 feet easterly of the intersection of Hovley Lane and Monterey Avenue - County R-1-1 Acre zoning designation. B. COUNTY REFERRAL - P.M. NO. 9378 - DESERT SQUIRE COUNTRY CLUB, APPLICANT s Creation of three (3) lots located at the northeast corner of the inter- section of Monterey Avenue and the Whitewater Channel - County R-2, R-2A, R-3, and R-5 zoning districts. _C. . COUNTY REFERRAL - P.M. NO. 9417 - WILLIAM FOSTER, APPLICANT Creation of two (2) parcels located easterly of and adjacent to Cook Street, approximately 2,700 feet northerly of 44th Avenue - County I.P. i and M-1 zoning designations. Mr. Williams showed the location maps for each parcel map to the Commission. Further, he explained that in terms of land use, the subject cases were all in conformance to the Palm Desert General Plan. However, staff had noted a discrepancy between PM 9168 and PM 9378 regarding the amount of dedication on the east side of Monterey Avenue which may create future conflicts. He stated that PM 9168 indicated a dedication of 54 feet east of the section line from the south boundary north to Country Club Drive. PM 9378 provided for only 40 feet from the south boundary of PM 9168 south to Clancy Lane cy Lane and the storm channel. To provide suf- and only 50 feet between Clan ficient land for at least an 88-foot right-of-way, PM 9378 should be revised _ to show a dedication of 54 feet along the full frontage of the property on Monterey Avenue. Mr. Williams stated that on all three requests, staff was recommending that the Planning Commission direct the Secretary, by minute motion, to notify the County that the requests did conform to the City's adopted General Plan. i Chairman Wilson asked if there were any questions of staff. There were none, I Commissioner Berkey moved that the Director of Environmental Services be directed to notify the County that these three items are in conformance to the Palm Desert General Plan. Commissioner Reading seconded the motion; motion unani- mously carried. IX. DESIGN REVIEW BOARD ITEMS i A. RE OF CASES ACTED ON BY THE DESIGN REVIEW .BOARD THEIR MEETING OF MAR 8, 1977. Zoning: R-1-1 (1 acre minimum lot size) D. County General Plan: 0-3 dwelling units per acre E. Palm Desert General Plan: 5-7 dwelling units per gross acre BACKGROUND - PM 9378: A. Location: West of Monterey Avenue and north of the Whitewater River Storm Channel B. Size:_ A 222-acre parcel will be divided into three (3) lots of varying sizes. C. Zoning: R-2, R-2A, R-3, and R-5 (County) D. County General Plan: High, medium, and very low density residential. E. Palm Desert General Plan: Commercial, high and medium density residential. BACKGROUND - PM 9417: A. Location: East of Cook Street and southerly of 42nd Avenue. B. Size: One lot of 5 acres. C.
