BITTER Senior Office Assistant City of Palm Desert, California 2 CITY OF PALM DESERT DEPARTMENT OF COMMUNITY DEVELOPMENT MEMORANDUM TO: Parks and Recreation Commission FROM: Jeff Winklepleck, Associate Planner DATE: August 28, 1996 SUBJECT: Potential Neighborhood Park Site for Palm Desert Country Club Area The Project Area 4 Committee has identified the vacant land at the northwest corner of Fred Waring Drive and Warner Trail as a potential park site for the Palm Desert Country Club area. The site is approximately 2 .8 acres in size. Four lots which front on Fred Waring Drive were not included as part of the conceptual plan because a private party has indicated an interest in locating a child care facility at that location. The use would serve as a good buffer for the park. The majority of the property is owned by the city (public right-of- way) and the C.V.W.D. The remaining eight lots are controlled by a single owner. The site plan is conceptual and all necessary separations ( i .e. a block wall/wrought iron along Fred Waring Drive) are intended. The cul-de-sac with emergency access only is designed to allow the property owners on Texas Avenue continued "no thru traffic" status while providing the necessary access in emergency situations .
