Re: Low -Slope Roofing System Replacement
This proposal is in regard to the above referenced project. All items discovered and
recommendations are based from a recent nonintrusive inspection of the low -slope roofing
system. We are proposing the replacement of the low -slope roofing system. The existing low -
slope roof is a Spray Polyurethane Foam (SPUF) roofing system with an elastomeric coating
system. This is roofing system is in very poor condition. It appears at some point the protective
coating system had deteriorated which in turn resulted in the foam being exposed and burning.
Due to the damaged to the foam this roofing system is beyond repair This house was built in
1990, making the roofing system approximately 28 years old. The average usable life span for
low -slope roofing systems is approximately 15-20 years in our desert climate. This roofing
system has exceeded its usable life expectancy. The proposed new roofing system for the low -
slope roofs will consist of 60 mil Thermoplastic Polyolefin (TPO) membrane over a '/2"
SecurShield HD Polyiso roof board. The design of this roofing system is a joint specification
between R. D. Winkle co. & the materials manufacture Carlisle Syntec Systems. We have also
provided an option for a 45mil TPO roofing system. Furnishings and installations will be as
explained below;

Demolition & Clean Up: RDW will remove the loose debris from the surface of the existing
low -slope roof. All large blisters will be cut out and removed. All exposed fasteners from the
existing roofing systems will be pulled from the substrate, this will give a cleaner surface for the
preparations of the new roofing system and will in sure that the old fasteners will not puncture
the new material. All roofing debris on the ground will be swept up and the grounds will be
rolled with a magnet to pick up any fasteners or metal scraps that had fallen during the
demolition. RDW will dispose of all roofing waste.

SecurShield HD Polyiso: This product is used as an underlayment for the Thermoplastic
Polyolefin (TPO) roofing system. The SecurShield HD Polyiso will provide a clean surface for
the new roofing system. SecurShield HD Polyiso is a'/z" rigid roof insulation board that consists
of a high -density closed cell polyisocyanurate foam core with a coated fiberglass mat facing.
This material provides strength against wind uplift, while delivering an additional 2.5 R-value to
the roofs insulation value. The SecurShield HD Polyiso will be fastened to the substrate using 3"
plates and Carlisle HP fasteners. The SecurShield HD Polyiso will be installed to I-90
specifications.
Thermoplastic Polyolefin (TPO): This is a single ply mechanically attached roofing system.
We will be installing Carlisle Syntec Sure -Weld 60mi1-reinforced membrane. The TPO roofing
system has many benefits over conventional built-up roofs (BUR). This is a sure weld membrane
meaning that all seams are heat welded together, compared to either hot tar in a built up roof or
an open flame used in torch on roofs. The field will be seamed with a robotic heat welder giving
a continuous and consistent weld. Details, such as flashings and corners will be welded
manually. Welds will then be checked with a probe. The parapet walls will also receive the
60mil-reinforced membrane. The Carlisle Syntec Sure -Weld 60mil-reinforced TPO membrane is
much safer, cleaner, and does not produce any unpleasant odor when being installed. Other
positives to this roofing system are that the TPO membrane is highly reflective and helps reduce
energy consumption cost, it will provide a long term resistance to the punishing ultraviolet rays
we receive here in the western states. This system meets California Title 24 specifications. The
TPO roofing system will be installed to the manufactures specifications.
Flashings and Corner Details: All vent pipe flashings will receive a pre -manufactured TPO
boot flashing, the collars will be sealed with cut off mastic and galvanized clamps. All inside and
outside corner details will receive pre -manufactured non -reinforced TPO corners. All flashings
and corners will be manually welded and then check with a probe for quality control.
TPO Sheet Metal: RDW will supply and install the following TPO coated sheet metal; T-Top
Vents. If additional TPO cladded sheet metal is desired to be installed by RDW there will be an
additional cost. Otherwise all other TPO cladded sheet metal is to be supplied by and installed by
others.

Additional Information
Galvanized Sheet Metal: RDW will supply and install the following galvanized sheet metal;
termination bar and counter flashing. If other sheet metal is desired to be installed by RDW there
will be an additional cost. Otherwise all other sheet metal is to be supplied by and installed by
others.
Roof Drains and Expansion Couplings: RDW will be replacing the expansion couplings on all
main and overflow roof drains. This is rubber based flexible part which connects the roof drain
furnishing to the plumbing, this part loses its integrity over time and frequently cracks or
becomes disconnected. For the Thermoplastic Polyolefin (TPO) roofing system all roof drains
will also be replaced, this is due to the requirement of clamping rings. New cast iron or copper
roof drains will be installed with new expansion couplings.
Skylight Replacement: The two (2) existing double dome skylights will be removed and
disposed of. The unit will be broken down and recyclable materials will be recycled. The existing
wood curb will be cleaned in preparation for the new weather seal. Any remaining sealant will be
removed and disposed of prior to the new sealant. New EPDM weather stripping will be installed
to the existing wood curb. This weather seal will be mechanically attached and adhered to the
existing curb. The new skylight will be manufactured by Solar Industries. The new skylights will
be double dome. All skylights will have an opaque exterior lens with a clear interior lens and a
mil finished frame. The Flat Glass Pyramid skylight at the front entry will remain in place, this
skylight is not being replaced.
Damaged. PIywood & Fascia: Damaged plywood, board or other substrate will need to be
replaced. Since we cannot see if there is any or how much damaged wood there is this is not
included into the contract amount. RDW can remove and replace any damaged plywood sheeting
at $ 65.00 per sheet. Other substrates will be removed and replaced at a time and material based
cost.
Exclusions: Permit not included, permit can be provided at cost. Removal and reinstallation of
any equipment; AC units, solar panels, lines and etcetera are excluded. Any item/s not noted
though the visible inspection of the roofing systems are excluded. Any items that are not
specified in the above information are not included. Contract amount valid for 30 days from
labeled date.

Warranty Information
RDW Warranty: RDW will warranty the roofing system for a period of five years (5). If the
roofing systems are annually maintained in a Roof Maintenance Program by R D Winkle
Company during the applicable warranty period, the warranty for these roofing systems will be
extended to ten years (10). Please see WORKMANSHIP, MATERIALS AND SYSTEMS WARRANTY
for more information.
20 Year Manufacture Material Warranty: The 60mil Thermoplastic Polyolefin (TPO) roofing
system is covered by the a 20 year Manufacture Material Warranty from Carlisle SynTec, See

SMOKE & CARBON MONOXIDE ALARM RETROFIT
2016 California Residential Code sections R314.t3 and R315.2
Where a permit is required for alterations; repairs or additions exceeding E1,000, including exterior work, i.e. roofing,
HVAC change-*Uts, electrical panel upgrades, windows, etc. existing dwelling or sleeping units that have attached
garages or fuel burning appliances including fireplaces shall have a carbon monoxide alarm.
Smoke and Carbon monoxide alarms shall be Installed In the following manner
In each sleeping room (only require Smoke Alarms unless bedrooms contain a gas appliance then a carbon
monoxide alarm is required as well)
• outside each separate sleeping area in the immediate vicinity of the bedrooms. (require Smoke and Carbon
Monoxide Alarms)
• In each story level of the dwelling, including basements and habitable attic rooms (require Smoke and Carbon
Monoxide Alarms)
• Smoke alarms and smoke detectors shall not be located where ambient. conditions, including humidity and.
temperature are outside the limits specified by the manufacturer's published instructions
• Installation near bathrooms. Smoke alarms shall be installed not less than a 3 ft. horizontal distance from the door
or opening of a bathroom that contains a. bathtub: or shower unless this would prevent placement of a smoke alarm
required by other sections of the code
• Smoke alarms and smoke detectors shall not be installed within 36 in. horizontal path from the supply registers of a
forced air heating or cooling system and shall be installed outside of the direct airflow from those registers
• Smoke alarms and smoke detectors shall not be installed within a.36 in. horizontal path from the tip of the blade of
a ceiling -suspended (paddle) fan
• Smoke Detectors shall be within 10 years of manufacture marked date and/or replaced if such date does not exist
• -Conventional Ionization smoke alarms must be installed with a ten year battery
Interconnection:
Where more than one carbon .monoxide alarm is required to be installed within the dwelling unit or within a sleeping. unit
the alarm shall be interconnected in a manner that activation of one alarm shall activate all of the alarms. Exception:
Interconnection is not required in existing dwelling units where repairs do not result In the removal of wall and ceiling
finishes, or there is no access by means of attic, basement or crawl space.
