WHEREAS. the Citq Council of the City of Palm Desert, Cali-
fornia, did receive a verified application from the MARRAKESH
BUILDING AND COUNTRY CLUB, requesting approval of a 100-unit
planned residential development on 27 acres of land, located in
the R-1-10 000 zone and aituated west of Portola Avenue. south
of Crapevine Street and north of Haystack Road, more particularly
described as:
a portion of the SW of the NE4
and the NW y of the SE of Section
29 TSS, R6E. S.B.B. & M.
WHEREAS eaid application has complied with the require-
ments of the "City of Palm Desert Environmental Quality Procedure
Resolution No. 74-14" in that the project Was initiated prior to
the effective date of the California Environmental Quality Act and
is therefore considered to be exempt as an ongoing project, and;
GiHEREAS, the City Council did take into consideration the
revised tentative map as submitted and the report of the various
revieW agencies. and;
WHEREAS. the City Council did find that the subject revised
tentative map does comply with the City of Palm Desert Code
(County Ordinance No. 460), and the State of California Subdivision
Ilap Act as amended;
IiHEREAS . the Citq Council did find that the subject revised
tentative map does comply with the adopted General Plan.
NOii. THEREFORE. BE IT RESOLVED by the Citq Council of the
City of Palm Desert. California as follows:

The subdivider shall submit for approral a soils report fur
stability xnd geological study to the Riverside County Sur-
vefor's Oifice prior to recordation ei tlie final map.
Strect names for the proposed subdivision shall be subject
to approval by the Couaty Road Commissioner and Director of
En�ironmental Ser�•ices.
. A water and secrer s�ystem shall Ue iastalled in accordance
�rith the provisions set forth fn Lhe Riverside County llealth
Bepartment letter dated Au�ust 29. 1979, a copy of a•hich is
enclosed.
. Prior to recordation of the final subdivision map, the appli-
cant shall submit to the Ca*�missfon the i�llowin� documents
�hich hhall demonstrate to the satisfacti�n of the Con+mission
that tl�e total project will be developed and maintained in ac-
cordance Mith the intent and purposes of the appraval:
�a. The document to convey title.
b. Covenants and restrictions to be recorded.
c. /tanagement and maintenaace agreement to be entered into
aith the o�ners of the units oP the project.
• The :�pproved documents shall be recorded at the sume time thst
the subdivisioa map is recorded.

; md indicated that the 100 uni[ pro�ect wuld be constructed in tvo phases,
miu 1-18 in Phase I and 19-100 in Phase II. The revised sap shws the
project construcced in four phasea. No other changes have been aade in
tht YQ.
SSAFF RECOMlENDATIONS: That it be ooved by Resolution Ho. 48 that the
planning Corisaion recoeoend to the City Council the approval of the
. reviaed tentative �ap subject to the atteched conditiona.
,`. DISCUSSION OF !fM REVISION: The only effec[ive change that vould occur
ftas the approval of the revised map vould be the change in the number
� of phases in vhich this prnject ahall be completed. Pursuant to Section
°� �.10 of the Subdiviaion Ordinance. thia appraval would annul the previous
'�ap, but �ould not extend the time within which the final map mus[ be
- filed. All previous conditions of approval have beea included.
