MHEREIIS.the City Council did take into consideration the Tentative Map as submltted, and the reports of the various revieaing agencies, and; WHEREAS, the City Council did find that the subject Tentative Map does substantially comply with the City of Palm Desert Code (County Ordinance Nu�er 460). and the State of California Subdivision Map Act, as amended; MHEREAS, the City Council did find that the subject tentative Map does comply Mith the adopted General Plan. All i�nprore�ents sha11 conform with County Subdivision Standards Schedule "A" unless ewdlfled by these conditlor�s. 2. A. A11 Street luiprovenients shall be designed and constructed 1n con- fo►�nance wlth Rlverside County Road Improven�ent Standards. All street improveeient wldths shall be as follars: (1) 32 feet of asphalt concrete paving and concrete curb and gutter within a 50 foot dedicated right of way. (2) 36 feet of asphatt concrete paving a�d concrete curb and gutter wtthin a 60 foot dedicated right of Nay. (3) 44 feet of asphalt concrete paving and concrete curb and gutter within a 66 foot dedicated right of May. B. Other street improvements and �equirements shall be as folloas: (1) Portola Avenue and 42nA Avenue shall be improved Nith asphalt concrete curb and gutter located 38 feet from the centerline within a 50 foot half-xidth dedicated right of Nay. (2) Quicksilver Orive shall be improved with 76 feet of asphalt con- crete paving and concrete curb and gutter Nithin a 100 foot dedicated right of viay. The median strip Nithin the existing road may be extended. 3. 4. (3] Standard cul-de-sacs and knuckles shalt be constructed through- out the subdivision or as approved by Road Commissioner. (4) Lot access shall be restricted on Portola Avenue an� 42nd Avenue and so noted on the final map. (5) Corner cutbacks shall be shown on the final map. (6) Rebecca Road shalt be i�roved from Merle Road to 42nd Avenue with asphalt concrete pavi�g and concrete curb and gutter located 20 feet from the centerline within 40 feet of right of Nay. (7) The minim�n grade that will be permitted on a street shall �ot be less than 0.55 percent. (8) The interior streets may be platted as private streets. (9) Type "C" curb may be approved on interior streets only. All lots shall have a minimwn area of not less than 3,600 square feet. The 20 foot buffer strip shall not be counted as a part of the lot area. Tamarisk Nind breaks shall be planned along the northerly and ►resterly boundaries consisting of a double roN of native trees planted at three foot intervals. Subject ►vindbreak shall not be within the road right of way and installed Mith a permanent irrigatlon system. All other land- scaping shall be accomplished aith desert species. The developer shall avoid exotic and pest plants. such as pine trees. eucalyptus and oleanders. A landscape plan sho�ring the Nindbreak areas and all other landscaping and the permanent irrigation system for the Nindbreak areas and other landscaping shall be submltted to the Planning Department for approvat prior to recorda- tion of the final mnp. The installation of the windbreak trees and the irrigatlon srste+n shall bt requlrad Drior' to rscor'dation of the final map. 6. Ib unit or units of the tentative mep shall be tssued unless the unit or units confona to the requi►�enients of Ordinance 460 as to traffic circulation ��d to the conditions of approval of the tentative map. 1. If the subdivtder dces any lot gradin9, he sha11 submit one reproducible Drownline and four prints of a canprehensive grading plan to the Riverside County Sunreyor's Offlce. Prints of the grading plan witl subseque�tly be transaiitted fran the Surveyor's Office to the Flood Control District and Departinent of Butlding and Safety for revler+ and approval and shall be 1n canpliance wlth the Unifor�n Buildtng Code, Chapter 70, as amended by Ordlnance 457. 8. The subdivider shall submit for approval a soils report for stability and geological study to the Riverslde County Surveyor's Office, prior to recordation of the final map, unless waived by the Director of Bu11d1ng and Safety. 9. Street names for the proposed subdivision shall be subject to approval by the County Road Commissioner. 10. A water and scwrer system shall be installed in accordance with the provisions set forth in the Riverside County Health Depa►�tment letter dated December 3, 1973, a copy of Nhich is enclosed. 11. That the right of Nay De dedicated to the City through the channel as far north as the property goes, that the mainte�ance of the road be the responsibility and expense of the Sun King Estates and/or homeowners. 12. The approved documents shall be recorded at the same time that the subdivision map is recorded. 13. A management company Nith the unqualified right to assess the owners of the individual units for reasonable maintean�ce costs shall be established and continuously maintained. The management company shall have the right to lien the units of the owners who default in the payment of their assess- ments. Such lien shall not be subordinate to any encumbrance other than a first deed of trust provided such deed of trust is made in good faith and for value and is of record prior to the lien of the management company. Provide easements for roadway slopes, drainage facilities, utilities, etc. and dedicate on the final map if within tract boundary. 14. The subdivider shatl provide Schedule "A" fire prntection. The California Division of Forestry shail reriea and approve the Nater plan map relative to location, settin9, spacing and installation of fire hydrants prior to recordation of the final subdivision map. 15. M application shall be processed through I.A.F.C. for a nerr County Service Area or for annexation to an existing service area if street lighting is required. 16.
