HHEREAS. said application had car�lied Nith the requirements of the
"tity of Palm Oesert Envirormiental Quality Procedure Resolution Nur�ber 74-14",
in that an Environmentat Assessment form Nas submitted and a Negative Declaration
was maAe by the Oirector of Environmental Services on June 6, 1975, and the
appeal period has expired, and;
bfHEREAS, the City Council did take into consideration the Tentative
Map as submitted and the reports of the various reviewing agencies, and;
WHEREAS, the City Cou�cil did find that the subject Tentative Map does
substantially comply with the City of Palm Desert CoAe (County Ordinance Number
460). and the State of California Subdivision Map Act, as amended.
MHEREAS. the City Council did find that the subject Tentatire Map does
comply with the adopted General Plan, and;
MHEREAS, the Ptanning Wmmission of the City of Palm Desert did consider
the application and approved Tentative Tract 6753 by Pla�ning Commission
Resolution No. 62, and;
NOW. THEREFORE, BE IT RESOLYED by the City Council of the City of Palm
Desert as follows: (1) that the above recitations are true and correct and
constitute the findin9s of the Comnission in this case; and (2) that it dces
�eby aPDrove the above described Tentative Map No. 6753, subject to fulfillment
of the foltowing conditions (copy attached):

1. All tmprowements shall conform w[th County Subdivieion Standards
Schedule A unles• modifted by tt�se conditions.
2. All street improvemeMa shall be aeaigned and constructed in conformance
with Riveratde County Road [mprovement Standards.
3. Job acceas ahall be restricted on Burroweed Lane and so noted oa the
final map.
4. [f the subdtvider does ar�y lot grading he ehall eubmit one reproducible
brownline and four prtrrts oi a comprehenaive grading plan to the
Riverside County Surveyor�s Office. Pr[nts of the grading plan will
aubsequently be tranamitied from the Surveyor'e Office to the Flood
Control Dtstrict and Dtvieton of Building and Safety for reviev� and
approval and ahall be in compl[ance writh the Uniform Building Code,
Chapter 70, ae amended by Ordinance 457.
5. The eubdivider shall submit for approval a aoils report for stability and
�eological atudy to the Riveraide County Surveyor�a Office, prior to
recordation of the tinal map, unless r►sived by the Director of Environmental
Services, �
8. Street names tor the proposed subdivision shall be subject to approval by the
City Fngineer and Director ot Environmental Servicea.
7. A water and sewer system (and domestic sewage diaposal for individual lots)
shall be installed i� accordance with the provisions set forth in the Riverside
County Health Department letter dated June 9, 1975, a copy of which is en-
closed.
8. Prior to recordation of the final subdivis{on map the applicant shall submit
to the Director of Environmental Services the [ollowing d�cuments which
shall demonstrate to the satisfaction of the Director of Environmental
Services that the total project will be developed and maintained in accord-
ance with the intent and purposes of the approval;
a. The document to convey title.
b. Covenante and restrictions to be recorded.
c. Management and maintenance agreement to be entered into with the
owners of the units of the project.
The approved documents shall be recorded prior to occupancy of any
dwelling unit.
9. A management company with the unqualified right to assess the owners of
the individual un{ts for reasonable maintenance costs shall be established
and continuously maintained. The management company shall have the
right to lien the units of the owners who default in the payment of their
assessments. Such lien shall not be subordinate to any encumbrance
other than a first deed of trust provided such deed of trust is made in
good faith and for value and is of record prior to the lien of the manage-
ment company.
10. Provide easements for roadway slopes, drainage facilities, utilities, etc.
and iadicate on the final map if rvithin tract boundary.
11. In regard to ilood coMrol protection, the following requirementa aa outlined
in the C. V. C. W. D, letter dated May 19, 1975 shall apply.
12. The subdivider shall provide Schedule "A" fire protection. The California
Divtaton of Forestry shall review and approve the �rater plan map relative
to location, setting, spacing and installation of fire hydrants prior to
record�tion ot the final subdivision map.
13. A valid conditional use case shall be in effect at the time of recordation
ot the final map.
14. All requtrements of an applicable law, ordinance, or regulation of the State
oi California, City of I'�alm Desert, and any other applicable governmental
eMity ahall be complied rvith as a part oi construction.
