rerified applltetlon froin IRIS CARMEL. requesting approval of a lot consolida-
tipi on ,71 atres Of land, located in the C-P-S Zone and situated on the north
side of El P,seo. approxfmately 300 feet east of San luis Rey, more particularly
Oescribed es:

WNEREAS, SaiG application had complied with the requirements of the "City
of Palm Desert Enviro�anental Quality Procedure Resolution Number 74-14", in
ra
tMt an Envlronmental Assessment form was submitted and a��egative Declaration
ras �ade by the Oirector of Envirornnental Services a�d the appeal period has
expired; and
iMEREAS, the C1ty Councii did take into co�sideration. the Tentative
Parcel Map as submitted, and the repo�ts of the various revieNing age�cies; and
MHEREAS. the City Council did find that the subject Tentative Parcel
Map dces substentially comply with the City of Palm Cesert Code (County Ordinance
Nuaber 460), and the State of California Sut�ivision Map Act. as amended:
WHEREAS. the Planni�g Conmission did find that the subject Tentative
Parce) Map dces comply with the adopted General Plan; and
NOM, THEREFORE, 8E IT RESOLYED by the City Council of the City of Palm
Desert as follo++s: (1) that the above recitations are true and correct and
constitute the findings of the City Council in this case; anA (2) that it does
hereby approve the above described Tentative Parcel MaP No• pM ���8+ and
wiver of a final aiap subject to futfillment of the attached conditions.

The tentative parcel map is granted for the land as des-
cribed ia the wpplicatioo and any attachm�+nts ther��tu, and
as shown on the plot plaa as revised, labeled Exhit,it A, and
the requirements herein.
All require�eents oi any law, ordinance or re�ulation of the
State of California, the City of Palm besert, and any other
governme4tal entity shall be complied xith as a part of con-
struction.
As a part of Construction. the applicant shali submit a cash
bond for a proportionate share of undergroundin� the utilitv
lines for tde entire block based on cost estimates determined
by the 3outhern California Edison Cvmpany.
Street trees shall be planted alon�„ the E1 Paseo frontahe in
accordance with Etiverside County Ordinance "tio. 4�7 as amended.
Applicant agrees to join any assessment district formed that
