the testimony and arguments, if anq,•of all persons desiring to be
heard, said City Council did find sufficient tacts and reasons to
exist to approve said documents.
NO f, TiiEREFORE, BE IT RESOLVED bq the Citq Council of the
City of Palm Desert as follows: (1) that the above recitations
are true and correct and constitute the findings of the Council

be submltted to the Building and Safety Division fo� ptan check.
!�U(,T1-FAHILY, CQ'�1ERCIl1L, and other projects that �nust be revie++rd by the D.R.B.
and Plaiming Ccmnission usually require 10-20 days.
In order to facilitate processing, the appticant or a designated representative
should attend the revie�+ hearin9s to answer questions uhich may arise regarding
, the project.
MANDATORY FINDINGS:
� No profect may be approved unless:
- The proposed develop�nent conforms to any legally adopted development standards.
- The desiqn and lotation of the proposed developr++ent and its relationship to
neighboring, existing or propesed develo�nents and traffic is such that it
Nill not impair the desirability of investment or occupation in the �ei9hbor-
hood; and that it will nat unreasonabty interfere with the use and enjoyment
of neightioring, existing or proposed Aevelopments. and that it Nill not create
traffic haza�ds or cortgestion.
- The desfgn and location of Lhe proposed develop^�ent is in keeping with the
character of the surrounding neiyfiborhood and is not det�imental to the har-
monious, orderty, and attractive develo�r►ent contanplated by the Zoning Or-
dinance and the adopted General Plan of the City.
- The.design a�d location of the proposed development aould provide a desirable
environment for its occupants, as aell as for its neighbors and that it is
aesthetically of good composition, raate�ials, textures and colors.
- The proposed use conforms to all the requirements of the zone in rfiich it is
located and all other applicable requi�ements.
- 7he overall development of the land shall be designed to ensure the protection
of the public health, safety, a�d general welfare.
DEYELOPMENT STANDARDS:
Each project will be reviewed on the basis of its conf�rn,ance to the fotloMing
adopted developme�t standards. In those areas determined by the O.R.6. to be
"unacceptable', it is the responsibility of the applicant to redesign that por-
tion of the project.

conform to municipally developed circulatio� plans for
the vicinity and imnediate area.

A. Site Planning shall occur io a manner �f�ich �ini�aizes obstruc-
tion of scenic views frore adjacent properties.

unattractive areas o� activities to the detriment of adjacent

and trailers shall be architecturally screened or landscaped

ARCHITECTURAL STANDAROS

irrigation systems.

A. Signaye shall be architecturally integrated Nith the structure
involved.
B. Signage shall be of colors campatible and complert�entary to
the structure it relates to and to other development in
its surroundings.
C. No lighting of signage shall exceed an output of 10 candle-
poker at 10 feet.
