WHEREAS, the Planning Commission of Desert recommend did rec the City of Palm approval of an aPPli DEVELOPMENT CoMpANY cation from JOMO for a tentative minium ro tract map for a 4_ P ject on 0.4 acres of unit condo - land, located in the R-3_18,000(3)SP zone and situated on the west side of Ocotillo, between Verba Santa and Tumbleweed Lane, by Planning Commission Resolution No. 159 more particularly described as: Lot 27 Block A P•D• Unit No. 3 IWHEREAS, said application had mPlied with the requirements of the "City of Palm Desert Environmental Quality Procedure Reso- lution Number 74-14 in that a Negative Declaration was made by the Director of Environmental Services on Case No. no further action is necessa CUP-06-76, and rY. and; WHEREAS. the City Council did take into Tentative Ma consideration the P as submitted, and the reports of the various reviewing agencies, and; WHEREAS, the City Council did find that the subject Ten- tative Map does substantially comP 1 Code Y with the City of Palm Desert (County Ordinance Number 460), and the State of California Subdivision Map Act, as amended, and; WHEREAS, the City Council did find that the subject Ten- tative Map does comply with the adopted General Plan; NOW- THEREFORE, BE IT RESOLVED b City of Pa Y the City Council of the Palm Desert as follows: 1) that the above recitations are true and correct and constitute the findings of the commission In this case; 2) that it does hereby approve PProve the above described � r'lap No. 8071, subject to fulfillment of the following conditions (copy attached): .1 CITY OF PALM DESERT i STAFF REPORT i I To: City Council Report On: Tentative Tract Map I i Applicant: JOMO DEVELOPMENT COMPANY Case No.: TT 8071 i I. DISCUSSION: The conditions of approval for this tentative map will require curb & gutter installation t on the west side of Ocotillo and the undergrounding of all new & ►''"' existingr utility lines on the site. The developer will also be required to meet the s '. standards for fire flow pressure, domestic water service, and sewer service. The Design Review Board and Planning Commission have given preliminary approval Nan, of the grading plan, floor plan, site plan, and elevations for the condo- minium units. Approval of this map and the final tract map will enable the developer to ak' proceed with construction.
