R.6E, S.B.B. b M. MiER£AS. said application has comptted with the requirements of the "City of Palm Desert Environmenta? Quatity Procedure Resolution Nu�fie� 74-14", in that an Environmentat Assessment form Nas submitted and a Negative Declaration ►vas mnde by the Director of Envlronmental Services on Ap�il 19. 1976, and the appeal period has expired; and, 4�IEREAS, the City Cou�cil did take into consideration the Tentative Map as submitted, and the reports of the various reviewing age�cies; and, M�EREAS. the City Council did find that the subject Tentative Map does substantially comply with the City of Palm Desert Mu�icipal Code (County Ordinance �umber 460), and the State of California Subdivision Map Act, as amended; IHEREAS, the City Council did find that the subject Tentative Map does comply with the adopted Paln� Desert fe�eral Plan. NOM, THEREfORf. BE IT RESOLVED by the City Council of the City of Pal �n Desert as fol l w+s : 1. That the above recitations are tnie and correct and constitute the findings of the Citr Council in this case; 2. That it does hereby approve the above described Tentative Map Mo. This project shall confor� substantially to the Parcel Map No. 7794, l�beled E�fitbit A, and the requi�nents herein. 2. All nquire�ents of any applicable la�+, ordinance, or regulation of the State of Celifornla, City of Pal� Desert, anA any other applicable govern�ent entity shall be couQlfed with as a part of co�structio�. 3. Legal access, as requtred by the Subdivision OMinance, shall be prorided fron� the parcel �nap boindary to a dedicated public right-of-way. A copy of a ralid titie insurance policy quaranteeing access shall be sub�ttted to the Department of Environaiental Services prior to the issuance of any building or graAing peneit. 4. The applicant sha11 provide an easeaient restrictin9 in open space all areas of both parcels which will �ot be used for building site or road- ►May purposes. Said easen�ent shall be shoMn on the Parcel Map and shall be recorGed as directed by the City Engineer and City Attorney. 5. No grading or construction permits of any kind shatl be issued relative to this project without a valid Conditional Use Permit first being in effect. The approval of the Tentative Map dces not imply or i�clude approval of any proposed Conditional Use Permit. 6. Sevrerage disposal for individual systems will be penaitted in accordance with the requirements of the Riverside County Health Department and the California Regionat Mater Quality Control Board. Colorado River Basin Region, as stated in thei� letter dated April 16, 1916, a copy of Nhich is attached. 7. Road improvement plans shall be submitted to the City Engineer for revieM as part of the Cw►ditional Use Permi t?�pproval process.
