rica on August 22. 19�7, and the appeal pertod has expired; and
MHEREAS, the C1ty Councll did take into co�sideration the Tentatire
11ao �s subnitted. and the �eports of the vartous revieMinq adencies; and
MHEREAS, the City Council did find that the subjett Tentative Map
does suDstantiatly canply with the City of Palm Desert Code, and the State of
talifornia Subdivision Map Act, as ame�ded; a�d
NHEREAS, the Ptannlrtg Commission did find that the subject Tentative
Kap does caeply with the adopted General Pla�.
NOM. THEREFORE. BE IT RESOlYEO by the City Council of the City of
Pa1n+Desert as folloas: 1) that the above recitations are true and correct
and constitute the findinas of the commission in this case: 2) that 1t does
hereby approve the above described Tentative Map No. TT 10900, subject to
fulfillment of the attacheG conditions.

Director oi Eavironmental 3ervices.
4. In compliance wit6 Article 26.15 oi the Citq's Subdivision
Ordinance� the public facilities requirement shall be met by
the paying oi a fee in an �mount determined under the Ordinance
provisione.
S. Tbe development oi the property described herein shall be sub-
ject to t6e reatrictions aad limitations set forth 6erein which
are in sddition to all the requirements. limitations, and re-
strictioas of all muaicipal ordinances and State and Federal
statutes now in for�s•, or which hereafter may be in force.
6. In order to maintain reasonable fire protectioa during the con-
struction period. the subdivider shall msintain passable ve61-
cular •eceBs to all buildings� and adequate fire hydrants with
requried iire flows shall be installed as reconenended bq the
Fire Department.
7. The water system shsll be signed by a registered civil engineer
and approved by the water canpany. with the following certifi-
cation: "I certify that the design of the water sqstem of
Tract No. 10900 is in accordance with the requirements prescribed
by the City Fire llarshal."
8. Improvement plans ior water and sewer system s6a11 meet the re-
quiremeats oi the respective service districts.
9. All on-aite utilities, including csble T9, shall be placed under-
ground and shill be canpletely concealed from view except certain
appurtenances ss may be approved by t6e Director of Environmental
3ervices.
10. Comp2ete plsae and apecifications a6a11 be submitted as required
for checking sad approval. before construction of any improve-
ments ie coe�nced. The subdivider shall submit the original
drawings reviewed to reilect as-built conditions, prior to ac-
ceptaace oi the subdiviaion improvements by the City or 3pecial
District.
11. Al1 dedicated lsad and/or easements required by this approval
shall be �ranted to the City of Pslm Desert. wit6out cost to

4. Prior to recordation oi the fiaal map� the developer shall furnish
tt�e original and three (3) copies of t6e water system to the
Fire 1[arehal for review.
5. The applicant ehsll iast�ll two street lights to be approved by
the City Engineer.
6. The cleveloper must comply with all current Palm Desert Com-
munity Services District Ordinances and specifically, Ordinance
No. 13 which pertains to new developmeat.
7. The applicant shall contact the Palm Der�ert Com�minity Services
District to detenaine whether he will be required to extend the
water tnaiR irom s poiat approximatelq 325 feet south of the
centerline of Cataliaa Nay� north 510 feet to the proposed Cook
Lane. and east on Cook Ls�ne to the end of the cul-de-sac.
8. The developer will be required to pay for the cost of any exten-
sioas required in t6e preceding conditioa including fire t�y-
drants� vslves. service lines, and water meters.
9. Aa engioeered water plan must be submitted to the District
for approval.
