Yo. 77-T", in tbat the Director of Eavironmental Services has deter-
mined un July 26. 197? that the project is ezempt from the requirements
of the California Environmental Quality Act; and�
�HEREA3� t6e City Council did take into consideration the
Re�ised Tentative liap as submitted, and the reports of the �•arious re-
ciewing agencies; and,
�iiEKEAS, said revised Tentative Alap includes the elimiaation
of 42nd Avenue and the extension of Rebecca Road which the Council do
not believe need to be extended; and,
�EiEREAS, the City Council did flnd that the Revised Tentati�•e
Xap does substantially comply with the City of Palm Desert Code, and
t6e Stste oi Californin Subdivision I[ap Act, as amended;
�HEREA3� the Planning Commission did iind tbat the subject
Tentative Map dces comply with the adopted General Plan and the Palm
Desert Zoning Ordinance. and said Revised uap substantially conforms
to this approval.
NO�� THEREFORE. BE IT RESOLVED bq the City Council of t6e City
of Palm Desert as follows :
l. That the sbove recitatioas are true and correct and con-
stitute the findinga oi the Couacil in this case;
2. That it does 6ereby approve t6e above described Revised
Tentative llap Po. TT 11215. subject to fuliillment of the attached
condit ions.

building permita. Prior to recordation of the final subdivision
eap. the applicant shall submit to the City Engineer:
a. The document to conveq title,

c. Ilaaagement and maintenance agrcer�ent to be entered into
wit6 the ownera ot the units of the proJect.
6. Improvement plans !or water and sewer system shall meet the re-
quiremeats oi the respective service districts.

8. All dedicated land aad/or easements required by this approval shall
be granted to t6e City oi Palm Desert� without cost to the City and
free of all liens aud encumbrances.

ground and shall be coenpletely concealed irom view except certain
appurtenaaces as map be approved bq the Director of En�ironmental
Services.
10. Complete platts �nd specifications shall be subrsitted as required by
Ordinance to the City Engineer for checking aad approval before
construction of any ienprovemeats is commenced. ;he subdivider shall
submit "as-built" plans prior to acceptance of the subdivision im-
provemeats by the City.
11. Ia order to maintain reasoaable fire protectioa during the construc-
tion period, tbe subdivider shall maintain passable vehicular access
to all buildings. An adequate number of fire hydrants u•ith rc�uired
tfre flows shall be installed as recommend�d by the Fire lfarshal.

SPECI�L 00�'DITIONS
1. Applicant sball install Riverside County Standard Firc HS•drants, lo-
cated at intersections so no mobile 6or�e is more than 250 feet iror� a
hrdrant.
2. Fire hsdraats shall be installed on approved looped �ater mains as
follows:
A. A minimum of 6 inch diameter to serve all buildings aad recrea-
tional vehicle storage lots.
3. Provide t6e following fire iloars for a txo (2) hour duration ia ad-
ditian to domestic or irrigatioa supply. All conputations shall be
based upon a minimum of 20 psi residual operatin� pressure in the supply
main irom which the flow is measured at the time of ineasurement.
A. 500 GPl[ to serve all buildings and mobile hor�es.
B. 500 GPIi to serve recreational vehicle storage lot.
1. Anp required landscaping required to be installed outside the perimeter
walls, shall be maintained by the propertq owners association in per-
