CALII�'ORNIA, APPROVING A TENTATIVE
CREATE A 40-LOT INDUSTRIAL SUBDIVI-
13236
��HEREAS, the City Council of the City of Palm Desert, California,
did on the 28th day of September, 1978, hold a duly noticed Public
Hearing to consider an application filed by CLIFF S�VANSON, et al, for
approval of a Tentative Tract 114ap to create a 40-lot industrial sub-
division from approximately 29 acres within the S.I. (U.A.) (Service
Industrial, Upon Annexation) zone generally located on the east side
of Cook Street northerly of the �Vhitewater Channel, and more partic-
ularly described as:
- APN 619-090-014
�VHEREAS, said application has complied with the requirements of
the "City of Palm Desert Environmental Quality Procedure Resolution
No. 78-32," in that the Director of �nvironmental Services has deter-
mined that this project will not have a significant effect on the
environment and no further documentation will be required; and,
[VHEREAS, at said Public Hearing, upon hearing and considering
all testimony and arguments, if any, of all persons desiring to be
heard, said Council did find the following facts and reasons to exist
to recommend approval of the Tentative Tract Map:
1. The subject Tentative Map does substantially comply
with Chapter 26 of the City of Palm Desert Municipal
Code, and the State of California Subdivision n•Sap Act,
as amended.

The subject Tentative I�4ap does comply with the �iopted
General Plan and the Palm Desert Zoning Ordinance.
The site is physically suitable for the type of develop-
ment proposed.
4. The design of the subdivision and the proposed improve-
ments are not likely to cause substantial environmental
damage or serious health problems.
5. Planning Commission recommendation of approval as expressd
in Planning Commission Resolution No. 396.
N0�'�, THEREFORE, BE IT RESOLVED by the City Council of the City
of Palm Desert, California, as follows:
l. That the above recitations are true and correct and con-
stitute the findings of the Council in this case;
2. That it does hereby approve the above described Tentative
nlap No. 13236 for the reasons set forth in this Resolution and subject
to the attached conditions.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Palm
Desert City Council held on this 28th day of September , 1978,
by the following vote, to wit:

1. The development of the property described herein shall be subject
to the restrictions and limitations set forth herein n�hich are in
addition to all municipal ordinances and State and Federal statutes
now in force, or �vhich hereafter may be in force.
2. Full public improvements including traffic safety lighting as
required by Ordinance and the Director of Public �Norks, shall be
installed in accordance with City Standards.
3. Access rights on Cook Street shall be offered to the City as a
dedication on the Final bZap.
4. The C.C. &, R's for this development shall be submitted to the
Director of Public �Uorl�s for review and approval prior to the
issuance of any building permits. Prior to recordation of the
final subdivision map, the applicant shall submit to the Director
of Public iti'orks:

a. The document to convey title.
b. Covenants and restrictions to be recorded.
c. �ianagement and maintenance agreement to be entered into with
the owners of the units of the project.
Improvment plans for water and sewer system shall meet the require-
ments of the respective service districts.
Area shall be annexed to appropriate Improvement Districts ha��ing
jurisdiction over the subject area.
7. All dedicated land and/or easements required by this appro�al shall
be granted to the City of Palm Desert, without cost to the City and
free of all liens and encumbrances.
8. All on-site utilities, including cable TV, shall be placed under-
ground and shall be completely concealed from view except certain
appurtenances as may be approved by the Director of Environmental
Services.
9. Complete plans and specifications shall be submitted as required by
Ordinance to the Director of Public j9orks for checking and approval
before construction of any improvements is commenced. The sub-
divider shall sumit "as-built" plans prior to acceptance of the
subdivision improvements by the City.
10. In order to maintain reasonable fire protection durin�.the con-
struction period, the subdivider shall maintain passab�e vehicular
access to all buildings. An adequate number of fire hydrants
withe required fire flows shall be installed as recommended by�
the Fire �4arshal.

All requirements of the City Fire 1Sarshal shall ue met as a part
of the development of this tract per attached memorandum.
Drainage shall be subject to approval of the Director of Public
�1'orks. Applicant shall provide en�ineered data as requested.
All requirements of the Pla.nning Commission action on related
case Iv'o. CUP 07-78 shall be met as a part of the development of
this tract.
14. The total number of lots shall be limited to 40.
15. The applicant shall have t�velve (12) months from the date of the
approval or conditional approval of the tentative map for filing
of the final map unless an extension of time of up to ei�liteen
(1S) months is granted by a Resolution of the City Council.

of Cook Street to enable a 110 foot right-of-way.
2. Full curb, gutter and pavement imProvements shall be required, _
on Cook Street.
3. Safety street li�hting shall be provided at the entrance
on Cook Street and �vithin the tract as approved by the Direcior of Publi.:
�Vorks .
4. Applicant shall malce a con�ribution in the amount of �5,000.00
toward the signalization of Country Club Drive at Cook Street
and Avenue 44 and Cook Street to be administered by the County.

Re: Tentative Tract No. 13,236 and

Provide the following fire protection in accordance with City of Palm desert,
Uniform Fire Code.
� l. Install a water system capable of delivering qJ00 GPM fire flow from any
� fire hydrant for a four hour duration in addition to domestic supply. The
computation shall be based upon a minimum of 20 psi residual operating pres-
sure in the supply main from which the flow is measured at the time of
measurement.
2. Install Riverside County super fire hydrants located at each street inter-
section (a) but not greater than 300 feet apart in any direction.
R. Exterior surface of hydrant barrels and heads shall be painted chrome
Ye�1ow, and the tops and nozzle caps shall be painted green.
B. Curbs shall be painted red 15 feet in either direction from each hydrant.
3. Prior to recordation of the final map, the developer shall furnish the original
and three (3) copies of the water system plan to the Fire Marshal for review.
4. The water system pian sha11 be signed by a registered civil engineer and
approved by the water company, with the following certification: "i certify
that the design of the water system in Tract Clo. 13236 is in accordance with
the requirements prescribed by the Fire Marshal." Upon approval, the original
plan will be returned to the developer.

Dear Mr. �Jilliams,
In reference to our discussion regarding fire flow requirements for
the subject tract, the flow should be changed to 3000 GPM for a 2 hour
duration.
