A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PALM DESERT,
CALIFORNIA, APPROVING A TENTATIVE TRACT MAP TO CREATE AN ll LOT
MOBILE HOME SUBDIVISION (ADDITION).
CASE N0. TT 13586
WHEREAS, the City Council of the City of Palm Desert, California,
did on the 28th day of December, 1978, hold a duly noticed Public Hearing,
to consider the request by PALM DESERT 210 LTD. for approval of a Tentative
Tract Map to create eleven (11) mobile home lots from approximately 1.49 acres
within the R-M (Mobile Home Subdivision Residential) zone contained within the
Portola Country Club development located on the east side of Portola Avenue,
North of the storm channel, more particularly described as follows:

WHEREAS, said application has complied with the requirements of the
"City of Palm Desert Environmental Quality Procedure Resolution No. 78-32,"
in that the Director of Environmental Services has determined that this project
was previously evaluated under Tract 5110 (9-13-73), and no further documentation
will be required; and
WHEREAS, at said Pubiic Hearing, upon hearing and considering all
testimony and arguments, if any, of all persons desiring to be heard, said
City Council did find the following facts and reasons to exist to approve the
Tentative Tract Map:
1. The subject Tentative Map does substantially comply with Chapter 26
of the City of Palm Desert Municipal Code, and the State of California
Subdivision Map Act, as amended.

2. The subject Tentative Map does comply with the adopted General Plan
and the Palm Desert Zoning Ordinance.
3. The site is physically suitable for the type of development proposed.
4. The design of the subdivision and the proposed improvements are not
likely to cause substantial environmental damage or serious health
problems.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Palm Desert, as follows:
1. That the above recitations are true and correct and constitute the
findings of the Council in this case;
" 2. That it does hereby require that the applicant pay (to the extent which
payment has not already been received on behalf of Tract No. 11215) a fee in an
amount determined under the Ordinance provisions in order to comply with Article 26.15
of the City's Subdivision Ordinance regarding the public facilities requiremert,
any such fee to be collected by the City shall be committed within five yea�rs for
the subject purposes;
3. That it does hereby approve the above described Tentative Map No. 13586
for the reasons set forth in this Resolut�on and subject to the attached conditions.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert City
Council, held on this 28th day of December, 1978, by the following vote, to wit:

1. The development of the property described herein shall be subject
to the restrictions and limitations set forth herein which are in
addition to all the requirements, limitations, and restrictions
of all municipal ordinances and State and Federal statutes now
in force, or �r•hich hereafter may be in force.
2. Full public improvements including traffic safety lightin� as re-
quired by Ordinance and the City Engineer shall be instal�ed in
accordance with City standards.
3. Prior to submittal of the Final Riap, the applicant shall provide
the Department of Environmental Services with a list or proposed
street names �vith at least three alternatives. The approval of
the final street name shall be made by the Director gf Environ-
mental Services.
4. Access rights shall be offered to the City as �, dedication on�the
Final �Iap . ' .
5. The C.C.�.R's for this development shall be submitted to the City
Engineer for revie�v and approval prior to the issuance of any
, building permits. Prior to recordation of the final subdivision
map, the applicant shall submit to the City Engineer:
a. The document to convey title.
b. Covenants and restrictions to be recorded.
c. hianagement and maintenance agreement to be entered into
with the o�r•ners of the ��ot� of the pro j ect .

Improvement plans for �vater and se�ver system shall meet the re-
quirements of the respective service districts.
Area shall be anneYed to appropriate Improvement Districts having
jurisdiction over the subject area. •-
8. All dedicated land andior easements required by this approval shall
be granted to the City of Palm Desert, without cost to the City and
free of all liens and encumbrances. '
�. All on-site utilities, including cable TV, shall be placed under-
ground and shall be completely concealed from view except certain
appurtenances as may be approved by the Director of Environmental
Services.
10. Cor�plete plans and specifications shall be submitted as required by
Ordinance to the City Engineer for checking and approval before
_c.onstruction of any improvements is commenced. The subdivider shall
subr�it "as-built" plans prior to acceptance of the subdivision im-
provem�nts by the City.
11. In order to maintain reasonable fire protection during the construc-
tion period, the subdivider shall maintain passable vehicular access
to all buildin�s. An adequate number of fire hydrants �vith required
fire flo�vs shnll be installed as recommended by the Fire biarshal.
12. Prior to recordation of the Final Map, the developer shall furnish
the original and three (3) copies of the water system plan to the
Fire llarshal for review. ------ - --
13. All requirements of the City Fire *�arshal in memo dated 11/20f78,
shall be met as a part of the development of this tract.
14. T�e �r•ater sS�stem shall be signed by a registered civil�engineer and
approved by the water company, with the iollotving certification: "I
certify that the design of the �vater system of Tract No.13586 is in
accordance �vith the requirements prescribed by the City Fire 1larshal."

15. Drainage shall be subject to approval of the City Engineer. Ap-
plicant shall provide engineered data as requested.
16. All private streets shall be inspected by the Engineering Depart-
ment and a Standard Inspection Fee shall be paid.
17. All requirements of the Planning Commission action on the CU�' t�-77
and TT11215-1 shall be met as a part of the development Qf this
tract. �
18. oY�e5t8��lsqum�j�r of lots shall be limited to 11, �vith a min. area
19. The applicant shall have t�velve (12) months from the date o.f the
appro�-�1 or conditional approval of the tentative map for filing
of the final map unless an extension of time of up to eighteen (18)
months is granted by a Resolution of the City Council.
20. Draina�e and Signalization fund contributions as required by City
Ordinance, shall be made prior to recordation of the Final '.Sap.
21. The developer shall dedicate land, pay a fee in lieu thereof, or
• a combination of both, at the option of the City Council, as a
condition of the Final 111ap, for park and recreation purposes.
The City shall commit the use of any such fees received within
a five (5) year period.

Special Conditions:
1. The de��eloper of this tract shall pay �550 into the Signalization
Fund of the City of Palm Desert, prior to recordation of the Final
