FINDINGS AND APPROVING A TENTATIVE b1AP TO ALLO�Y
THE SUBDIVISION OF APPROXIMATELY 16.1 ACRES TO
CREATE 19 SINGLE-FAD4ILY RESIDENTIAL LOTS AT
IRON�900D COUNTRY CLUB .

�ti'HEREAS, the City Council of the City of Palm Desert, California,
did receive a verified application from SILVER SPUR ASSOCIATES, request-
ing approval of a Tentative Tract I�iap to create 19 single-family resi-
dential lots on approximately 16.1 acres within the PR-7 (Planned Re-
sidential, minimum 20,000 sq. ft. lot area) zones at Ironwood Country
Club, and more particularly described as:

�ti'HEREAS, said application has complied with the requirements of
the "City of Palm Desert Environmental Quality Procedure Resolution No.
77-7", in that the Director of Environmental Services has determined
that this project is exempt from further environmental documentation
as an EIR for the entire project entitled "Silver Spur" was submitted
in June, 1972 and the appeal period has expired; and,..
�1�HEREAS, the City Council did take into consideration the
Tentative D4ap as submitted, and the reports of the various reviewing
agencies; and,
�ti'HEREAS, the City Council did find that the subject Tentative
Aiap does substantially comply with Chapter 26 of the City of Palm
Desert Municipal Code, and the State of California Subdivision h•iap Act,
as amended; and,
�ti'HEREAS, the City Council did find that the subject Tentative
A4ap does comply with the adopted General Plan and the Palm Desert Zoning
Ordinance; and,
�YHEREAS, the City Council did find that the site is physically
suitable for the type of development proposed; and,
«'�iEREAS, the City Council did find that the design of the sub-
division and the proposed improvements are not likely to cause sub-
stantial environmental damage or serious health problems.
NO�v, THEREFORE, BE IT RESOLVED by the City Council of the City
of Palm Desert, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Council in this case;
2. That it does hereby require that the applicant dedicate land
pursuant to the agreement between the applicant and the City Council
in order to comply with Article 26.15 of the City's Subdivision Ordi-
nance regarding the public facilities requirement;
3. That it does hereby approve the above described Tentative
hiap I�o. 5564, subject to fulfillment of the attached conditions:

Services.
8. Complete plans and specifications shall be su�mitted as recuired
by Ordinance to the Director of Public �tiorks ror c�:eckin� and
appro�•al before construction of an5� improverr.en�s is commenc�d.
The subdivider shall submit "as-built" plans prior to acce�tar.�e
of the subdi�-ision improvements by the City.
9. In order to maintain reasonable fire protection durino the coi:j:I'uC-
tion period, the subdivider shall maintain passable vehicu�ar access
to all buildin;s. An adequ�.te ntimber of fire hydrants ��•it : re^s:red

Sr�ecia.l Conditions:
1. a) The front yard setback shall be 25'.
b} The rear yard setback shall be 20'.
c) The side yard setback srall be 20'.
d) Al1 proposed residences shall be single-story or 18` in 1
height maYimum whichever is less.
2. Each proposed single-family residence shall be processed sepa- }
rately throuah the City's Design Revie�v process.
3. Any and all e:cisting overhead utility distribution lines srall
be undergrounded pursuant to the Ordinance pro��isions.
4. 'A' Street shall be realigned to enter Iron Tree Dri��e at 90
degrees thereto.

As I have said many times in the past, the Ironwood Country Club is without adequate
� fire protection. The long response times from our existing Palm Deser� Fire Station
� will cause fires that would normally be small to grow in size prior to fire depart-
� ment arrival, causing more damage and posing a greater risk to human life.
� It is my opinion that we cannot allow the area south of Haystack Road to continue
it's rapid rate of growth without providing additional fire/rescue protection. How-
ever, if the Palm Desert City Planning Commission decides to allow continued develop-
! ment in this area, the following conditions shall be met:
1. Install a water system capable of delivering 2000 GPM fire flow from any fire
hydrant for a two hour duration in addition to domestic supply. The computation
shall be based upon a minimum of 20 psi residual operating pressure in the supply
main from which the flow is measured at the time of ineasurement.
2. Install Riverside County super fire hydrants located at each street intersection
(a} but not greater than 500 feet apart in any direction.
A. Exterior surface of hydrant barrels and heads shall be painted chrome yellow,
and the tops and nozzle caps shall be painted green.

B. Curbs shall be painted red 15 feet in either direction from each hydrant.
3. Prior to recordation of the final map, the developer shall furnish the original
and three (3) copies of the water system plan to the Fire Marshal for review.
4. The water system plan shall be signed by a registered civil engineer and approved
by the water company, with the following certification: "I certify that the
design of the water system in Tract No. TT 5564 is in accordance ��ith the require-
ments prescribed by the Fire Marshal." Upon approval, the original plan will be
returned to the developer.
