A RESOLUTION OF THE CI7Y COUNCIL OF THE CITY OF
PALM DESERT, CALIFORNIA, APPROVING A TENTATIVE
TRACT MAP TO ALLOW AN ADMINISTRATIVE AND MODEL
COP�PLEX LJITHIN IRONWCOD COUNTRY CLUB LOCATED AT
THE SOUTHEAST CORNER OF IRO�JTREE DRIVE AND
MARIPOSA DRIVE.

WHEREAS, the City Council of the City of Palm Desert,
California, did on the 29th day of November, 1979, hold a duly noticed
Pubiic Nearing to consider tne request of S�lver Spur Assoc�ates for
approval of a 7entative Tract h1ap to subdivide an administrative and
model complex on approximately 5.1 gross acres with the PR-7 (Planned
Residential, 7 d.u./ac.) zone generally located at the southeast corner
of Irontree Drive and Mariposa Drive, more particularly described as:

WHEREAS, said application has complied with the require-
ments of the "City of Palm Desert Environmental Quality Procedure Resolution
No. 78-32", in that the subject project has been previously assessed under
CUP 1382 and no further evaluation is deemed necessary.
WHEREAS, at said Public Hearing, upon hearing and considering
all testimony and arguments, if any, of all persons desiring to be heard,
said City Council did find the following facts and reasons to exist to
recommend approval of the Tentative Tract Map:
1. The subject Tentative Map does substantially comply with
Chapter 26 of the City of Palm Desert Municipal Code,
and the State of Cali�ornia Subdivision Map Act, as amended.

The subject Tentative Map does comply with the adopted
General Plan and the Pa]� Desert Zoning Ord�nance.
The site is physically suitable for the type of develop-
ment proposed.
4. The design of the subdivision and the proposed improvements
are not likely to cause substantial environmental damage or
serious health problems.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Palm Desert, as follows:
1. That the above recitations are true and correct and
constitute the findings of the Council in this case.
2. That it does hereby approve the above described Tentative
Map No. TT 15366 for the reasons set forth in this Resolu-
tion and subject to the attached conditions. �
PASSED, APPROVED and ADOPTED at a regular meeting of the
Palm Desert City Council, held on this 29thday of November , 1979,

STANDARD CONDITIONS OF APPROVAL
CASE N0. TENTATIVE TRACT 15366
1. The development of the property described herein shall be subject
to the restrictions and limitations set forth herein which are in
addition to all the requirements, limitations, and restrictions
of all municipal ordinances and State and Federal statutes now in
force, or which hereafter may be in force.

owners of the units of the project (Which has been approved).
Improvement plans for water and sewer systems shall meet the require-
ments of the respective service districts.
Area shall be annexed to appropriate Improvement Districts having
jurisdiction over the subject area.
All dedicated land and/or easements required by tnis approval shall
be granted to the City of Palm Desert, without cost to the City and
free af all liens and encumbrances.
8. All on-site utilities, including cable TV, sha11 be placed underground
and shall be completely concealed from view except certain appurtenances
as may be approved by the Director of Environmental Services.
9. Complete plans and specifications shall be submitted as required by
Ordinance to the City Engineer for checking and approval before con-
struction of any improvements is commenced. The subdivider shall
submit "as-built" plans prior to acceptance of the subdivision
improvements by the City.
IQ. In order to maintain reasonable fire protection during the construction
period, the subdivider shall maintain passable vehicular access to all
buildings. An adequate number of fire hydrants with required fire
flows shall be installed as recommended by the Fire Marshal.
11. Prior to recordation of the Final Map, the developer shall furnish
the original and three (3) copies of the water system plan to
the Fire Marshal for review.
12. All requirements of the City Fire Marshall from his letter of October
12, 1979, shall be met as a part of the development of this tract.
13. The water system shall be signed by a registered civil engineer and
ap�roved by the water company, with the following cert�fication: "I
certify that the design of the water system of Tract No. 15366
is in accordance with the requirements prescribed by the City Fire
Marshal."

- 15. All private streets shall be inspected by the Engineering Department
and a Standard Inspection Fee shall be paid.
16. All requirements of the Planning Commission action on the Conditional
Use Permit No. 1382 shall be met as a part of the development of this tract.
17. The total number of lots shall be limited to 16, consisting of 14 lots
for residential units, 1 lot for future and current administrative uses
and sales and resales within the Ironwood project boundaries, and 1 lot
for common use purposes.
18. The applicant shall have twelve (12) months from the date of the
approval or conditional approval of the tentative map for filing
of the final map unless an extension of time of up to eighteen (18)
months is granted by a Resolution of the City Council.
19. Drainage and Signalization Fund contributions as required by City
Ordinance shall be made prior to recordation of the Final Map.
SPECIAL CONDITIONS OF APPROVAL
1. Safety street lighting shall be installed at the intersection of
Mariposa Drive and private street "A", as required and approved, by
the Director of Public Works.
2. Full street improvements shall be installed along the frontage of
Mariposa Drive, Irontree Drive, and private street "A", as required
and approved by the Direcior of Public Works.

1. Install a water system capable of delivering 2500 GPM fire flow from any
fire hydrant for a two hour duration in addition to domestic supply. The
computation shall be based upon a r�inir�um of 20 psi residual operating
pressure in the supply main from which ihe flow is measured at the time of
measurement.
2. Install Riverside County super fire hydrants located at each street inter-
section (a) but not greater than _500 feet apart in any direction.
A. Exterior surface of hydrant barrels and heads shall be painted chrcme
yellor�, and the tops and nozzle caps shall be painted green.
B. Curbs shall be painted red 15 feet in either direction from each hydrant.
3. Prior to recordation of the final map, the developer shall furnish the origi-
nal and three (3) copies of the ��ater system plan to the Fire Marshal for
review.
4. The water system plan shall be sigred by a reaistered c�vil engineer and
approved by the water company, with the follo�•�ing certification: "I certify
that the design of the water system in Tract �Jo. 15366 is in accordance
with the requirerrents prescribed by the Fire Marshal." Upon approval, the
original plan will be returned to the developer.
