A RESOLUTIQN OF THE CITY COUNCIL OF THE CITY OF PALM DESERT,
CALIFORNIA, ANNOUNCING FINDINGS AND APPROVING AN AMENDMENT
ADDING SIX MO�iTHS TO AN APPROVED 12 MONTH TIME EXTENSION FOR
A 118 LOT SUBDIVISION TO PROVIDE 117 RESIDENTIAL CONDOMINIUM
LOTS AND ONE LOT FOR CQMMON PURPOSES PURSUANT TO THE PRO-
VISIONS OF SECTIONS 26.20.140 OF THE PALM DESERT MUNICIPAL
CODE.
CASE N0. TT 13581 (TIME EXTENSION)
WHEREAS, the City Council of the City of Palm Desert, California, did
receive a request from CHACAHUALA, LTD. for a six (6) month extension of a previously
approved one (1) year time extension pursuant to Section 26.20.140 of the Palm Desert
Municipal Code of the approved Tentative Tract Map TT 13581 to create a 118-1ot sub-
division to provide for 117 residential condominium lots and one commor� open space
lot on approximately 38.6 acres, south of Homestead Road, between Alamo Drive and
Arrow 7rail, more particularly described as:
APN 631-170-001
WHEREAS, the City Council is empowered to grant time extensions of up to
eighteen months for filing of the final map in Section 26.20.140 of the Palm Desert
Municipal Code; and
WHEREAS, the City Council did find the following reasons to exist to justify
the granting of said time extension:
1. Granting the time extension will not in any way adversely affect
the public health, safety or general welfare.
2, The applicant is not proposing any changes to the project and
the situation in the vicinity of the project is unchanged since
the subject tentative tract was originally approved.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Palm
Desert, California as follows:
1. That CNACAHUALA LTD. is hereby granted a modification of City
Council Resolution No. 79-114, to allow a six (6) month extension
of a previously approved one (1) year time extension of Tentative
Tract 13581.
2. That the final map for Tract No. 13581 must be filed prior to
April 27, 1981, to preserve the validity of said tract.
3. That approval of this time extension is subject to the conditions
attached hereto.
PASSED, APPROVED and ADOPTED by the City Council of the City of Pa1m
Desert, California, this 13 day of Novemb er , 1980, by the following vote,
to wit:

13. All requirements of the Planning Commission action on related Case
No. DP 09-80 shall be met as a part of the development of this tract.
16. Applicant shall pay fees into the Palm Desert Planned Local Drainage
Facilities Fund in an amount to be determined by the provisions of
Ordinance No. 218.

7. The lots shall be adjusted and relocated in conformance with the finaT
approved Development Plan DP 09-80 labeled Exhibit A prior to recorda-
tion of Final Map.

8. Final Map for Phases II and III not to be recorded until compliance with
Ordinance No. 221 is received and a new preliminary Design Review Case is
approved.
AGREEMENT:
I accept and agree, prior to use of this permit or approval, to comply with all
the conditions set forth and understand that the Department of Building and
Safety will not issue a building permit or a11ow occupancy on the use permitied
until this signed confirmation has been received by the Department of Environ-
mental Services.
