A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PALM DESERT,
CALIFORNIA, ANNOUNCING FINDINGS AND APPROVING A ONE YEAR
EXTENSION PURSUANT TO THE PROVISIONS OF SECTIONS 26.20.140
OF THE PALM DESERT MUNICIPAL CODE OF THE APPROVED TENTATIVE
TRACT MAP TT 14080.
WHEREAS, the City Council of the City of Palm Desert, California, did
receive a request from PRO-CON DEVELOPMENT CORPORATION for a one-year time exten-
sion purusant to Section 26.20.140 of the Palm Desert Municipal Code of the
approved Tentative Tract Map 14080, providing for �7 lots for condominium purposes
and seven lots for common and recreaiion areas to allow 47 dwelling units on
approximately ten acres within the PR-5 zone, located on the north side of Hovley
Lane, west of Portola Avenue, more particularly described as:

WHER�AS, the City Council is empowered to grant time extensions of up
to eighteen months for filing of the final map in Section 26.20.140 of the Palm
Desert Municipal Code; and
WHEREAS, the City Council did find the following reasons to exist to
justify the granting of said time extension:
1. Granting the time extension will not in any way adversely
affect the public health, safety or general welfare.
2. The applicant is not proposing any changes to the project
and the situation in the vicinity of the project is
unchanged since the subject tentative tract was ori.^,inally
approved.
NOW, THEREFORE, 6E IT RESOLVED, by the City Council of the City of Palm
Desert, California, as follows:
1. That PRO-CON DEVELOPMENT CORPORATION is hereby granted a
one-year time extension of the approval of Tentative Tract
Map 14080.
2. That the fina� map for Tract No. 14080 must be filed prior
to January 25, 1981, to preserve the validity of said tract.
3. That this time extension is approved subject to compliance
with all conditions of City Council Resolution No. 79-21
amending the conditions to read as follows:
Standard Conditions:
17. Al1 requirements of Planning Commission action on the Development Plan 01-80
shall be met as a part of the development of this Tract.
18. The total number of lots shall be limited to 54 lots with a maximum of 47
dwelling units allowed.
20. Signalization Fund Contributions as required by City Ordinance shall be made
prior to recordation of the Final Map.
Special Conditions:
2. All lots shall be adjusted to provide for a 20 foot driveway apron and garage
structure, where necessary.
7. A Final Tract Map for the subject property shall not be recorded until the
City Design Review process has been completed; and any revision to lot loca-
tions and configuration or other plan features shall be incorporated into the
Final Map; and submitted to the Director of Environmental Services for a
determination of compliance.
11. The developer shall grant required easements and participate and/or construct
the storm drain facilities according to the hlaster Storm Drain Plan of the
Citv of Palm Desert along Hovley Lane and retain approximately a ten-year
storm intensity on site; and '

Adding the following Special Condition:
12. The developer shall dedicate necessary land to enable Hovley Lane to be
widened to a 44 foot one-half right of way.
PASSED, APPROUED, and ADOPTED by the City Council of the City of Palm
Desert, California, this 13th day of �larch, 1980, by the following vote, to
