A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF PALM DESERT, CALIFORNIA, APPROVING THE
CONVERSION OF A DWELLING UNIT INTO FOUR
HOTEL UNITS FOR PROPERTY LOCATED AT THE
NORTHWEST CORNER OF DEEP CANYON ROAD AND
ABRONIA TRAIL.
CASE NO. CUP 84-11
WHEREAS, the City Council of the City of Palm Desert, California,
did on the lOth day of January, 1985, hold a duly noticed public hearing to
consider a request by DEEP CANYOIV LTD. for the above mentioned project.
WHEREAS, said application has complied with the requirements of the
"City of Palm Desert Procedure for Implementation of the California Environ-
mental Quality Act, Resolution No. 80-89", in that the director of environmental
services has determined that a negative declaration has been prepared.
WHEREAS, at said public hearing, upon hearing and considering all test-
imony and arguments, if any, of all interested persons desiring to be heard,
said city council did find the following facts to justify their actions, as desc-
ribed below:
1. The proposed location of the conditional use is in accord with the
objectives of the municipal code and the purpose of the district in
which the site is located.
2. The proposed location for the conditional use and the conditions under
which it would be operated or maintained will not be detrimental to
the public health, safety, or welfare, or be materially injurious to pro-
perties or improvements in the vicinity.
3. The proposed conditional use will comply with each of the applicable
�� - provisions of the municipal code except for approved variances or ad-
justments.
4. The proposed conditional use complies with the goals, objectives and
policies of the city's general plan.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Palm Desert, as follows:
1. That the above recitations are true and correct and constitute the
findings of the council in these cases.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm
Desert City Council, held on this lOth day of JanuarY, 1985, subject to con-
ditions set forth in Exhibit A, by the following vote, to wit:

Exhibit A
CONDIITONS OF APPROVAL
Case No. CUP 84-11
Department of Environmental Service�
1. The development of the property shall conform substantially with exhibits on file
with the department of environmental services, as modified by the following
conditions and subsequent revisions.
2. Prior to the issuance of a building permit for construction of any uses
contemplated by the approval, the applicant shall first complete all the procedural
requirements of the city which include, but are not limited to, architectural
review, building permit procedures, Riverside County Department of Health, and
Coachella Valley Water District.
3. The development of the property described herein shall be subject to the
restrictions and limitations set forth herein which are in addition to all municipal
ordinance and state and federal statutes now in force, or which hereafter may be in
force.

4. Landscaping maintenance on Abronia Trail/Deep Canyon Drive shall be provided by
the property owner.
5. Installation of curb and gutter, matching paving and sidewalk on Abronia Trail and
Deep Canyon where applicable.
6. Size, number, and location of driveways to public works specifications with only
four driveway approaches to be allowed to serve this property.
Special Condition�
7. A$4,000 bond is required to assure parking lot improvements are completed during
summer of 1985, including a trash enclosure based upon a study of the site at the
end of the season (May 1985).
