The locati� of the proposed aarmexcial designation is adjacent to camiercial zoazing to the sauth. 2. The propo�ed carmP.rcial designation would cluster oaimercial zoning alorig Nbnterey Avenue. 3. The cannercial designation will rbt be detxi�r�ental to the health, safety, or gene.ral welfare of adjacent propez-ties. - 4. The location of the pro�Osed oannercial designatio� is on major thorcxighfares which will be able to acocairodate traffic generated. WHEREAS, at said public hearing, upon hearing and considering the testimony and arg�.mients, if any, of all interested persons desiring to be hea�ci, said ci�y oa.ff�il did find the follawing facts and reasons to eaiist to justify approval of the par�cel map: 1. That the proposed map is c�nsistent with applicable general and specific plans. 2. All requirem�rnts of any law, ordinanae, or regulatiori of the state, city ar�d any other applicable grn�xrn�nt entity, shall be ca�lied with as a part of this map. 3. Pursuant to muntcipal oocle r�equirements, tentativ�e paz�cel map shall be reoorded within two years fran date of appmval, imless an extensio� of time is granted, othexwise, said apprwal shall beoane null, wid and of r�o effect what.so�v�er. 4. Prior to reoordation of final map, the applicant shall pravide mitigatiai measures in the foYm of fees of $750 per acre for a�Yinge-'Ibed Lizard (LIMA IIVORNATA) habitat preserve. ArYy fees aollected are to be placed in a fund to be u_�ed for acquisiticn of land for a lizard preserv�e in the Coachella Valley. If fee is lc�w�ered, excess fees shall be refu� to developer. Drainage and signalization fund fees, as required by city ordinance, shall be paid prior to i�eoordation of the final map. 4. Drainage facilities shall be pravided, per Ordinance No. 218 and the Master I?rainage Plan, to the specifications of the director of public works. 5.
