the 9th day of June, 1988, hold a duly n�ticed public hearir�g to c��sider the
request of MJNTEREY AVII�UE ASSOCIATES (Lior�el Steinbezr�) for appraval of a
gerieral plan amerydment from law de.nsity residential ( 3-5 du/acre ) to district
ao��cial for 22.1 gross acre,s, arxi a par�cel map to create two parcels, arxi a
riegative declarat3az of erYviraYnental in�act as it relates to the abwe for
88.86 gr�oss acre.s located at ths future northeast con�er of Gerald Fard Drive
and Nbnterey Avpnue, crore particularly described as:

and a negativ�e declaraticai has been prepared: and
WHEREAS, at said public hearing, upon hearing and considering all
testimony and argtunents, if any, of all persorLs desiring to be heard, said city
aoia�cil did fir�d the follawing facts an�d reasocLs to justify approval of the
general plan amer�dme.nt:
1. The locati� of the proposed aarmexcial designation is adjacent to
camiercial zoazing to the sauth.
2. The propo�ed carmP.rcial designation would cluster oaimercial zoning
alorig Nbnterey Avenue.
3. The cannercial designation will rbt be detxi�r�ental to the health,
safety, or gene.ral welfare of adjacent propez-ties. -
4. The location of the pro�Osed oannercial designatio� is on major
thorcxighfares which will be able to acocairodate traffic generated.
WHEREAS, at said public hearing, upon hearing and considering the
testimony and arg�.mients, if any, of all interested persons desiring to be
hea�ci, said ci�y oa.ff�il did find the follawing facts and reasons to eaiist to
justify approval of the par�cel map:
1. That the proposed map is c�nsistent with applicable general and
specific plans.
2. That the design or improvement of the proposed subdivision is
consis�ent with applicable general and specific plans.

1. Parr.el Map 20560 is granted for the land as described in the attac.hme,nt
hereto, and as shaa�l on exhibits ori file with tY�e departnent of oamn�nity
develo�xnent arxi the requiren�ents herein.
2. All requirem�rnts of any law, ordinanae, or regulatiori of the state, city
ar�d any other applicable grn�xrn�nt entity, shall be ca�lied with as a
part of this map.
3. Pursuant to muntcipal oocle r�equirements, tentativ�e paz�cel map shall be
reoorded within two years fran date of appmval, imless an extensio� of
time is granted, othexwise, said apprwal shall beoane null, wid and of
r�o effect what.so�v�er.
4. Prior to reoordation of final map, the applicant shall pravide mitigatiai
measures in the foYm of fees of $750 per acre for a�Yinge-'Ibed Lizard
(LIMA IIVORNATA) habitat preserve. ArYy fees aollected are to be placed in a
fund to be u_�ed for acquisiticn of land for a lizard preserv�e in the
Coachella Valley. If fee is lc�w�ered, excess fees shall be refu� to
developer.
De�Qart�ne�t of Public Wo�ks:
1. Dedicatiaz of 55 feet of right-of-way on Monterey Avenue and 50 feet of
right-of-way ocz Gerald Ford Drive shall be do��e prior to recordatian of
final map.
2. Installatian of a�e-half landscaped median in Mociterey Avenue or cash
payment for o��e-half the aost of land_scaped meciian at the aption of �he
di.rector of public wr�rks.
3. Drainage and signalization fund fees, as required by city ordinance, shall
be paid prior to i�eoordation of the final map.
4. Drainage facilities shall be pravided, per Ordinance No. 218 and the
Master I?rainage Plan, to the specifications of the director of public
works.

Storm drain co�stxuctian shall be contingent upan a drainage study by the
private engineer that is approved by the depar-bnent of public w�rks.
Landscaping maintenance oci Monterey Avenue and Gerald Ford Drive shall be
