The frac�nent awnership patterns reduces site planning flexibility necessaYy for mitigatiorz of rr�ise i�acts . 3. The proposed office uses will be cat�patible with the high traffic and noise environments and will serve as a buffer for interior residential uses. .� 5. The professional office designatioaz will allvw for ti�e developnent of major medical services now unavailable within Palm Dese.rt. The p�posed designation will pranote uses which will be czmpatible with the other existing and proposed uses in the vicinity.
