AN ORDINANCE OF THE CITY COUNCIL. OF THE
CITY OF PALM DESERT, CALIFORNIA. RESTHLCT1NG
DEVELOPMENT.
WHEREAS, the City Council of the City of Palm Desert. California,
has heretofore received recommendations from the Citizens Advisory
Committee, appointed by said Council with regard to immediate action
necessary to forestall any irreversible trends in the City of Palm
Desert, and.
WHEREAS, the City is presently hiring a professional Planning
Consultant for the purpose of studying overall zoning and development
of a General Plan for the City of Palm Desert, California, and it would
be appropriate to prevent any developments that would cause major or
irreversible environmental impact on zoning of the land use within
said City. and,
WHEREAS, under the authority contained in Section 65858 of the
Government Code of the State of California, a public hearing was duly
held after notice by the City Council of the City of Palm Desert. on
March 28. 1974 at which hearing all persons interested in said matter
appeared and were heard by said Council.
NOW, THEREFORE, City Council of the City of Palm Desert,
California. DOES HEREBY ORDAIN as follows:
SECTION 1. No new applications for permits (building, conditional
use, or sub -divisions) shall be accepted or granted in any areas of the
City where the parcels of property are in excess of one acre in size;
provided, however, if such property is the subject of an accepted applica-
tion for a permit for any type of development or a project that has received
the approval of the Planning Commission or City Council, or a project
involving a recorded final sub -division map, shall be processed in the
normal manner and in accordance with all other regulations of said City.
All said restrictions and/or exemptions shall apply to all areas of said
City regardless of zoning.
SECTION 2. In addition to all other restrictions currently in force
in said City, areas presently zoned R-1, R-2, R-3 or CPS, or in any
other category of R-1, R-2, R-3 or CPS, not otherwise covered

by the above restrictions of Section l.' development shall be limited as
tollowst
No divisions of previously sub-divtded lots shall be accepted
for filing or permitted.
SECTION S.
In addition to any of the above restrictions the property outlined by
a dashed ( ---- ) line as shown on Exhibit A attached hereto, be and the
same is placed in a restricted category and no permits shall be granted
for any development of said property while said property. remain. in
said restricted category for the term of this Ordinance. This restriction
shall not apply or affect applications filed and/or permits granted prior
to the date of this Ordinance.
SECTION 5. This ordinar.;o, is adopted after public hearing under
the authority created by Section 658b8 of the Government Code of the
State of California and shall be effective on the date of passage hereof
and shall remain in full force and effect for a period of 90 days unless
extended for an additional period of time after public hearing in the
same manner as this Ordinance is adopted.
