CONTENTS: Resolution, Conditions of Approval, Vicinity Map, Tentative and Final Maps Discussion: Parcel Map 34633 is located on the east side of Village Court, north of Highway 111. The map consists of only one 0.418-acre parcel for condominium purposes. The existing building on the subject parcel of approximately 4,400 square feet was approved by the Planning Commission in September 2001 (Case No. PP 01-18) for medical office use. The building will be subdivided into condominium units. Public Works condition No. 1 requiring reciprocal easements for parking, access, drainage and use of trash enclosure is not necessary as the condominium units sit on the single parcel which is considered a common area for all of the condominium units. The tentative map was approved by the Planning Commission on May 2, 2006 and will expire in May 2008. Those conditions of approval related to the map have been satisfied. This map conforms to the requirements of the Subdivision Map Act and City ordinances and it is substantially the same as it appeared on the tentative map. That the site is physically suitable for the proposed density of development. 5. The design of the subdivision or the proposed improvements are not likely to cause substantial environmental damage or substantial and avoidable injury to fish, wildlife or their habitat. 6. The design of the subdivision will be in compliance with applicable health, safety and building codes. The site can be served by respective utilities, will provide adequate traffic circulation and is designed in compliance with all city codes. 7. All subdivision improvements will not conflict with any public easements. 8. The project meets all code requirements. The design of the subdivision will not impact solar access to adjacent properties or the subject property. All single-family homes shall be reviewed and approved by the City prior to construction.
