Dear Supervisors:
The City of Palm Desert has reviewed the Riverside County Planning Commission
conditions of approval for Tentative Tract 34305. The City respectfully requests the
following amendments in addition to the previously approved conditions:
1. Limit the number of graded pads to ten total pads. All accessory pads should be
deleted to reduce the impact of disturbed area within the hillside.
2. Limit all structures to a maximum of 18-feet in height and encourage architecture
that blends with the natural terrain to the greatest practical extent.
3. Reduce the pad size of lots 3 and 4 in order to minimize the amount of disturbed
area that will be visible to residents of the City of Palm Desert.
4. Maximum building site coverage shall not exceed 50% of the approved pad size.
5. Avoid extensive cuts and fills that would result in a staircase effect. If needed,
retaining walls shall not exceed 8-feet in height and shall be covered with rock
native to the area.
6. All cuts, fills, or other areas temporarily disturbed by grading shall be
renaturalized, colored, and landscaped to blend with the adjacent undisturbed
natural terrain to the satisfaction of the County Planning Department.
