Im- ieserc.ore Honorable Chairman and Members of the Board of Supervisors County Administrative Center 4080 Lemon Street, 5"' Floor Riverside, California 92501 RE: Tentative Tract Map No. 34305 Dear Supervisors: The City of Palm Desert has reviewed the Riverside County Planning Commission conditions of approval for Tentative Tract 34305. The City respectfully requests the following amendments in addition to the previously approved conditions: 1. Limit the number of graded pads to ten total pads. All accessory pads should be deleted to reduce the impact of disturbed area within the hillside. 2. Limit all structures to a maximum of 18-feet in height and encourage architecture that blends with the natural terrain to the greatest practical extent. 3. Reduce the pad size of lots 3 and 4 in order to minimize the amount of disturbed area that will be visible to residents of the City of Palm Desert. 4. Maximum building site coverage shall not exceed 50% of the approved pad size. 5. Avoid extensive cuts and fills that would result in a staircase effect. If needed, retaining walls shall not exceed 8-feet in height and shall be covered with rock native to the area. 6. All cuts, fills, or other areas temporarily disturbed by grading shall be renaturalized, colored, and landscaped to blend with the adjacent undisturbed natural terrain to the satisfaction of the County Planning Department. Honorable Chairman and Members of the Board of Supervisors Re: Tentative Tract Map No. 34305 January 22, 2007 7 Amend the following conditions: Condition 50: TRANS. 35 Off -site Access 1 (paae 30): Page 2 An off -site road shall be provided by an existing road within Stone Eagle Development, Tract No. 30438. The applicant shall get a perpetual easement granted for the purpose of access for Tract No. 34305 from Stone Eagle Development. Condition 50. TRANS 35 Map Access Restriction (paae 30): The Stone Eagle Drive access is for this development Tract No. 34305, only. No access shall be provided to the adjacent properties outside of Tract No. 34305. Condition 50. TRANS 36 Map Access ECS (paae 30): The land divider shall prepare an Environmental Constraint Sheet (ECS). A note shall be placed on the ECS identifying the access and stating, "The Stone Eagle Drive access is for this development Tract No. 34305, only. No access shall be provided to the adjacent properties outside of Tract No. 34305 boundary." 8. Prohibit above -ground water tanks. 9. Provide clarification to resolution conditions listed below in order to ensure the City of Palm Desert has adequate time for a thorough review: 50. Planning 11, Item J (page 26) 60. Planning 8, Item 10 (page 45) These conditions require a reasonable opportunity (not -to -exceed 30 days) for the City of Palm Desert to review and comment to the County Planning Department. The City also requests that an additional copy of the request be forwarded to the City Manager's office for review.
