Discussion: Parcel Map No. 34567 is located at the southeast corner of Highway 111 and Deep Canyon Road at the site of the previous Palm Desert Lodge (which is now demolished). The map provides for the merger of six fragmented parcels to one 1.82-acre parcel for a Longs Drug Store. The map also provides for additional dedications along Deep Canyon Road and Shadow Hill Road to accommodate the public sidewalks and a storm drain easement dedication, also to the City of Palm Desert. The tentative map was approved by the Planning Commission on September 18, 2007 and will expire in September 2009. Those conditions of approval related to the map have been satisfied. This map conforms to the requirements of the Subdivision Map Act and City ordinance and it is substantially the same as it appeared on the tentative map. Department of Public Works: 1. All landscape maintenance shall be performed by the property owner who shalf maintain the landscaping per the City approved landscape document package for the life of fhe project, consistent with the Property Maintenance �rdinance (Ord. 801) 2. A complete preliminary soils investigation, conducted by a registered soils engineer, shall be submitted to and approved by the Department of Public Works prior to the issuance of grading permit. 3. Signalization fees in accordance with City of Palm Desert Resoiu#ions No. 79-17 and 79-55 shall be paid prior to issuance of grading permit. 4. The project shall be subject to Transpar�ation Unifiorm Mitigation Fees (TUMF). Payment of said fees shall be made at the time of builciing permit issuance. 5. The developer shall alsa provide a connection to a bulkhead for future city connection. If the Ci#y design for connection to the exis#ing storm drain is complete when the developer's ROW improvements plans are approved, the Ci#y may elect to have the developer install the City improvemen#s under a reimbursement agreement. Developer shall be allowed fo connect ta the pipe or confiinue to discharge the historic flows to the City storm drain system. A fire flow of 1500 gpm for a 1-hour duration at 20-psi residual operating pressure must be availab[e before any combustible materials are placed on the job site. � 2. All buildings shall be accessible by an all-weather roadway extending to within 150' of all portions of the ex�erior walls of the first story. The roadway shall be not less than 24' of unobstructed width and 13'6" of vertical clearance. Where paraliel parking is ailowed, the roadway shalE be 36' wide with parking on both sides, 32' wide with parking on one side. Dead-�nd roads in excess of 150' shall be provided with a minimum 45' radius turn around (55' in industrial developments).
