Recommendation
By Minute Motion: Accept the work as complete and authorize the City
Clerk to file a Notice of Completion for the subject project.
Background
The City of Palm Desert, along with the County of Riverside, Cities of Coachella and
Palm Springs applied for Neighborhood Stabilization Program (NSP1) funding and was
approved for its share totaling $326,784. NSP1 can be used to acquire foreclosed
properties in areas showing the largest number of foreclosure activity in order to
stabilize these neighborhoods.
The NSP1 funds were utilized to acquire a single-family dwelling located at 74-131 El
Cortez Way in the Palma Village area, and another single-family dwelling located at 77-
115 Florida Avenue in the Palm Desert Country Club. The City has been reimbursed by
the program for the acquisition costs.
On January 27, 2011, the City Council/Agency Board awarded Contract R30570B to AA
Max Quality Construction in the amount of $44,324 for rehabilitation of the NSP home
located at 77-115 Florida Avenue. The rehabilitation included numerous interior and
exterior improvements required to bring the home to current Palm Desert standards.

The project manager and city staff has inspected the work and found it to be
substantially complete and recommend a Notice of Completion be filed with the County
Recorder.

NOTICE IS HEREBY GIVEN:
1. That the interest or estate stated in paragraph 3 herein in the real property herein described is SOLELY
OWNED by the CITY OF PALM DESERT, MUNICIPAL CORPORATION, a political subdivision of the State of
California, and whose address is 73-510 FRED WARING DRIVE, PALM DESERT, CALIFORNIA.
2. That the full name and address of the owner of said interest or estate is set forth in the preceding
paragraph.
3. That the nature of the title of the stated owner, as set forth in paragraph 1, is in Fee.

COUNTY OF RIVERSIDE, AS PER MAP RECORDED IN BOOK 42, PAGES 82 TO 89 INCLUSIVE, OF
MAPS, IN THE OFFICE OF THE COUNTY RECORDER OF SAID COUNTY.
